'Holly' is an appropriate spelling - a very prickly time for all those caught up in this mess.
In answer to the Practice Manager - I am afraid the last paragraph barely touches the real pain we, and others, have been put through.
We still do not know whether we will get our house.
A transitional period for you, maybe - for us a time of huge stress, of coming to realise we have been lied to on several occasions, our file lost, our very integrity called into question by the others in our chain, all of whom are ready and waiting - a waking nightmare in fact.
That you can gloss over the problems so lightly does nothing to promote goodwill.
Ross Coates failed us and many others. You took our money, gave us assurances and then sat back and allowed people employed by yourselves to wreck our happiness and possibly our chance of buying our house.

If you ARE having staffing problems why didn't you own up and actually tell the truth to your customers that was the case. Why are your staff lieing to customers and the evidence is they still are. Some of your 150 cases may be at an early stage of buying/purchasing give them the option to take their custom to another firm, give them a refund. At least this way these people can save their purchase/sale and they may actually thank you for it.0 -
Well - Saturday morning and items have come through the post from our new solicitors who are working their skin off to help us. Information that we never received from Ross Coates, now requiring immediate action if the Mortgage Company are to release the funding.
Thank heavens we refused the belated offer for the great man himself to deal with our purchase - it could never have happened.
If we manage to secure the new house, it will be a miracle - but we have faith. Each day brings the awful butterflies in the stomach and the feeling of despair and the fury that Ross Coates have brought us to this situation.0 -
The seller of my purchase is using Ross Coates solicitors however Ross Coates do not reply to the letters which were sent. When the agent called upo they were told that the solicitor dealing with the case had left although im very surprised that they didn't have contingency plans in place to deal with this eventuality.0

Our lists of negligence just grow as we find out more about our case. Our letter to the Ombudsman will make interesting reading.
The file we grabbed and ran with contained nothing but near illegible photocopies - our new solicitor was amazed.
Clearly all original paperwork has been lost. Kept our payment though.
We still have hope although the deadline is now within spitting distance.
Anyone reading this..personally I would advise you to cut and run if you are attempting to deal with Ross Coates conveyancing.
Find another solicitors/property firm to deal with you.0 -

You are making what is probably the most expensive purchaseof your lives yet you chose to pay peanuts and then complain when you find youhave employed monkeys.
When I ran my practice I charged over double what thesepeople do. My clients got a Rolls Royceservice. I have lost count of the ThankYou cards and bottles of booze I was given by happy clients – never a complaint. Something that doesn’t happen much at RossCoates I expect. But then what do you reallyexpect to get for what you are paying.
Work it out - it’s the same in Legal Services as it is withanything else in life – YOU GET WHAT YOU PAY FOR. If you’re going to be askinflint expect a crap service.
You deserve what you get.

Thank you for your pleasant words, Dr Nimbus. Family members used Ross Coates about 3 years ago - everything went exceedingly well, hence our feeling happy to use them ourselves - afterall, nothing better than close family recommendations and a seamless job done.
The fact is, Ross Coates messed up big time recently and we were unlucky enough to be caught up in it.
The Conveyancing firm we turned to cost only £250 more. Our choice was nothing to do with cost, it was because we had already seen what had been achieved in the past.
You must be somewhat soft in the head yourself if you believe the more one pays, automatically the better the service.
One more thing - I hope the punctuation in your business letters was better than in your above post.
There is little as off-putting as poor punctuation from a swollen-headed, freebie booze-swilling pompous git.
PS We completed yesterday! Flowers and thanks to our new lawyers, 10 years on the naughty step and a letter to the Ombudsman for Ross Coates..0 -

These guys were fantastic in a house sale and purchase with a tight 5week deadline, just before Christmas! Whenever there was any information required or news to report, it was always forthcoming by phone or email. Emails were answered the same day, and in some instances at the weekends and late in the evening. I came across some very negative reviews whilst looking for their phone number early on in the transaction and was very concerned, especially because the price was so reasonable. There was no need for my concerns as the whole process was expertly handled by our agent, Anup.0
