    currently looking at a second mortgage fixed at 5.29% over 5 years

    I have just switched to a fixed rate of 4.64% for 2 years with Britannia with fees of £499.
    This is because I believe that interest rates are likely to rise short term and I will be better of both financially and with peace of mind.

    5.29% Fixed started Aug this year for 7 years but hoping to pay off in 5 - no fees or setup costs and fully flexible so it was the best deal for a mortgage of under £50k.

    4.25% 5 year fixed rate with the Coventry, taken out Oct 2003, finishes end of Dec 2008!

    (I don't want to pay it off just yet as I can earn a higher rate of interest on the equity, even after tax!)

    Vast majority are fixing rates then!

    Me too! Currently:

    1) Waiting for Nationwide Discount tracker to come to an end - currently 5.05%. Hoping to change it to 5.18% 10 yr fix with Nationwide this month.

    2) 4.69% 10 yr fix with Yorkshire BS (in Jan just before they withdrew it).

    3) New mortgage of 4.97% 10yr fix Leeds BS (also now withdrawn!)

    You know your getting a good deal when it gets withdrawn a few weeks after - a good deal for you is a bad deal for them (banks)
