    So the charity's FB page has just (within the past 24 hours) posted this:
    URGENT APPEAL: Lack of funding now presents us with the heartbreaking reality of having to close the Rainbow Centre.     If you sat down and thought about it - what laws would you like to see change ? (if any).

    To be honest I can't think of anything that would help LLs get their cases heard quicker in the case of tenants not paying. Maybe dedicated courts/centres that only deal with these cases but really can't see anything in the budget for that!

    Tenants:

    I am sick to the back teeth of accidental LLs (that don't have a clue). I'm fed up of being told that it's a long term let and then find out that they'd tried to sell the house for x amount of months, then moved in with parents/rented somewhere cheaper and got themselves a tenant in to cover the mortgage. I would like it to be a requirement by law that a tenant is told this and signs to know they understand this. I would like ultimately to see England swinging more to other EU countries (longer agreements, capping on rental increases).

    I would also like to see one big change that affected me on my last property. Regardless of paying rent over 8 days early to tie into their mortgage payment date (After 1st month of tenancy, I had LL on phone in a flap because they didn't have money to cover mortgage and could I change my SO date and it continued for the rest of the tenancy. Alarm bells should have rung then but hey ho) they served me notice to leave. Well I found somewhere quicker than they liked and refused to pro-rata the rent and charged me a whole month's rent for 3 days (and obviously I had to pay for new house for same month too).

    I think it should be a statute that when a LL gives S21 they cannot then demand the 1 month notice from the tenant when they've found elsewhere. Fair enough pro-rata the days (doesn't take a mathematical genious to work out). If it wasn't for me having contigency money in the bank and able to pay the double rent then I might then have had to wait until their invalid (yup they did stuff it up) to expire before telling them that they'd have to re-issue another one (for obviously another 2 months). If I had of done that though I wouldn't have met my new GREAT LLs.

    Anyone else have any thoughts on how to speed up the process of S8s ? I know a fair few of you are LLs. What have your experiences been like when you've followed the right proceedings for evicting a non-paying tenant ?

    Actually another thought. Hows about this. Rent is 2 months unpaid - LL starts on the S8. Currently if the tenant makes enough of a payment to bring it to just under 2 months then LL is stuffed and then has to rely on S21 (if I understand that correctly, please do correct me if I'm wrong ?) Hows about that it's changed to say 1 month unpaid ? ie Rent is 2 months unpaid - LL starts on S8 - tenant makes 2 week's worth of rent - case still heard - case proved - tenant evicted.

    The reason I am not sure about S8s is because I've never missed a rent payment. I don't think it's fair that a tenant can make a bit of an effort to pay back a little.

    I don't even think the S8 grounds need changing - LL has the opportunity to serve a S8 notice on Grounds 8, 10 & 11, which provide for 2mths/8wks arrears (Ground 8 - mandatory grounds), 1 mth/4wks arrears (Ground 10 - discretionary grounds) and repeated late payments (Ground 11 - discretionary grounds). Fair enough, grounds 10 & 11 have a 4wk notice period, but given the time it takes to get a court date I'm pretty certain action could be started once the Ground 8 notice had expired - if tnt was playing silly b*ggers with partial arrears payments LL could go on grounds 10 and/or 11 instead. The Judge might not grant an Outright Order, but they will almost certainly grant a postponed order on terms, which will grant possession if tenant fails to make payments as agreed.

    Bear in mind that even with ground 8 by itself, by the time 2 wks notice has passed and court date obtained it is quite possible that another month's rent will have fallen due, in which case tnt would have to pay more than a month in order to stay under 2mths arrears. Also, AFAIK, if tnt does pay something before the court hearing LL has the option to adjourn the hearing 'with liberty to restore' if the tenant falls behind again.

    You can take a look at the site, in previous forms, over the years it was active, on the Internet Archive.

    192.com seems to have some further free info... (search terms: Name = "Frank Butler" Location: "Hove" - but it blanks out full details unless you pay a premium and use a credit.

    Not sure it would lead to anything significant if actually seeing full address details. Except maybe the full address of some mansion viewable on Street View nearby Suzy Butler's house (that is just my imagination running away with me). Anyway, who knows if 192's data is up-to-date, and we've now already established he's had a professional role in finance and property investing.

    Janet S Sampson is the emergency contact name on the tenancy. Couldn't make it out properly on the picture but with the name there its clear thats what it was.
