    Yes Darkblue I agree I am looking for house to rent and no photos is a no no so I guess its a no brainer!

    it all comes down to price. in the last few months people are obviously more wary as every main price index shows drops and they seem to be accelerating. If you drop the price enough it will sell. A 2% drop is just a drop in the ocean. Luckily, the land registry shows that, providing you haven't been re-mortgaging the house since you bought it, you should have over £150k of equity so you have lots of room to negotiate if you really want to sell it. A lot of buyers will know this also if they're remotely computer literate so be ready for some questions on it.

    My first thoughts were that the living space isn't enough for a six bed house and there's hardly any garden! A large family would struggle.

    Would it not be better marketed as a five bed with three reception as one of the beds is downstairs anyway?

    Also, you need LOTS more photos on there!

    December was the highest approved mortgage month since 2007, and now it's dipped again and banks are weary of the affordability of mortgages to people whose jobs may be on the line, amongst many more complex reasons, I'm sure!

    Gumtree was just a suggestion. It's all about getting the word spread. Remember that you're marketing your property, and when I first searched, I couldn't even find it on google.

    Two friends of mine are selling large houses as well. The problem seems to be that in the past, the more expensive house purchases were funded by silly mortgages. These are no longer so easily available. Thus, the only people with ready money tend to be older people, who are more likely to be looking to downsize.

    Unfortunately, the number of nutcases and dreamers that have presented for views has also multiplied in direct proportion to the number of TV property programs.

    As I see it, the main problem for location is your neighbours ... surf lodges and B&Bs. People buying there won't get much quiet enjoyment, so it's most likely to go to somebody who wants to do a spot of B&B, it's right on the main through road, so ideally placed for that. However, as it's not currently got PP or Regs for B&B, it'd take somebody a lot to fall in love with it.

    I've also never liked the look of your back lane and the flats directly behind you (lots of dodgy looking types hang out there). I had a friend who lived in those flats and he said a car was randomly set alight. So, not the best corner in my humble opinion... however, most lookers won't have the faintest idea of this sort of history, so that won't be stopping them.

    The blue one on the other corner went for a ridiculously low price a couple of years ago, people looking up LR won't know the sheer volume of work and cost that had to go into getting it look that smart.

    I can see you have a small white dog .... is he still there? Ask somebody if the house smells of dog, you don't want to be putting off potential buyers if it does and nobody's told you.

    Compared to other houses in your street, it doesn't seem too badly priced, but those other houses have probably doubled in size when you start looking around at what's about. Your neighbour's house itself had massive work done about 4 years ago (I bet you thought that'd never end!).

    So, with £245k in town.... in that style, staying away from the druggies, where'd I buy ..... I'd look at these:

    £219k http://www.rightmove.co.uk/property-for-sale/property-15509160.html
    £230k http://www.rightmove.co.uk/property-for-sale/property-15341742.html

    Partly because they're cheaper, location-wise they're not significantly different ... and their photos show me lovely sea views.

    So, it might be, that you're overpriced for a house ... and somebody wanting a main thoroughfare location for a B&B or surf lodge just isn't going to be looking for awhile.

    Yes, its a repo of two flats, but £25k could turn it back into a house, easily enough. Plus we don't know how low it eventually went for.

    And if the area is mainly a target area for investors, which seems likely as a courtyard garden isn't much use to a family of 6...then an investor might view yours as needing to be cheaper than the ready to go flats..?

    Any parking at all? Not much use to a large family or multiple holidaymakers...
