I am wondering if someone could please give me any advice on why we are not having many viewings.
I put my house on the market about six weeks ago and in the second week we got 3 viewings and then one person came back and viewed it again then we had one more the next week, now we have had nothing. I'm really keen to move and I think the house is lovely I have been doing lots of odd jobs getting bits fixed the out side painted etc.
It has a brand new bathroom full regs conversion its really nice and all the rooms are neutral etc.
But if no one is coming to see it all this is rather pointless does anyone know , have any suggestion, a personal option, educated guess, anything thanks
I have also dropped the price last week by £5000 and still nothing
I can't post links on my first post but its with stratton and creber postcode tr71qp and price £245.000

The price seems about right for what's previously sold in your area.
It is a very difficult trading environment at the moment. Mortgage approvals are lowering again, which makes buying, and first time buying in particular, very difficult.
Are you showing it yourself or do you have an agent to show it? It could be that you need to sell it more and get your estate agents to push the property to their clients. Have a word with them first of all and make sure they know you're not happy about how many people have viewed the property. Brainstorm with them on what can be done to increase visits. If they try and fob you off, be firm but polite. They will want to keep your custom, but they will also want to get away with as little work as possible - their fee doesn't change if it sells now or in 6 months time.
If you get desperate, you could offer a case of champagne/wine to the person who sells it. A sort of competition to increase their competitiveness.0 -
Is that the one with 6 bedrooms for £245k ? Maybe people think its too good to be true!
The only negative I could see in the photos is that there seems to be double yellow lines outside and I wonder where one would park. The details state that there is a garage, but this is in the 'small print', not in the general description of the property. I would get the garage added to the description paragraph.
Another point is that 3-story properties are not popular with landlords sometimes because if let out the house would need a hard-wired fire alarm etc.
But 6 beds for £245k that is pretty amazing. Maybe I should move.0 -

If that's the one, then once again, I put on the photographer's report card - "Must Try Harder"
You have 6 bedrooms, but only pictures of 2 on your listing. People will be saying - "What's wrong with the other 4?"
The first bedroom leaves me feeling, as a 6'3" human, that I'll be stooping all the time. It also has something blocking the light at the LH window......
The second bedroom pictured is full of clutter.
The bathroom looks OK, but once again the photographer has managed to capture perfectly the door or door frame to the left; a case of 'stand in the doorway and click' syndrome......
The lounge and kitchen photos leave me with the feeling that there's a better angle or angles from which to take them.0 -

It's not too good to be true trust me we are moving to London its a little heart breaking knowing our house would be about 4 times more there but oh well its all relative and we are moving for jobs so its all for good.
I liked the idea of the wine!
And I have bugged EA lots I phone them every 3 days and yesterday I made them come around again and take better photos.
The garage point is great I will get them to do this.
There is no onward chain as we intend to rent, should this be pushed more?
I have spoke to the estate agent and she says that she doesn't know why people aren't booking viewing slots and she says she phoned everyone on her client list when the price dropped and still no one.

Perhaps you should try another estate agent.
It is a very beautiful house, but obviously the higher end of the market - the smaller your customer base becomes. Perhaps send a letter to the Brunei Monarch. They seem to buy anything large and old.
In seriousness, I would ditch the EA and try someone else. Would you have to pay them however?
List your house in as many places as possible. Gumtree, eBay classified (?) local newspapers and shops.
I don't think telling people you intend to rent will spur them into buying, to be honest. Perhaps mentioning that you can move quickly to a potential buyer would help, but placing that kind of information in public view may seem desperate.0 -
okay you are fast thanks right, the first bedroom is in the loft but it is huge, hmm I think i will have a go at the photos myself.
and I think that yes there are probably better angles a wide angle lens maybe as photographing rooms is sometimes awkward thanks.
The estate agent says not to give too much away in other words don't show all the rooms other wise people will feel they have already viewed, this was a surprise to me as I was thinking the same as you maybe ill put my foot down and have more pics.

I've just recently moved house and always felt that if there weren't pictures of every room, there was something wrong with the ones they didn't picture. I know it's an immediate and slightly paranoid thing, but it was an instant unconscious judgement which put me off the houses.
So I think your idea is a good'un.0 -

Did you pick this one because they seem to be selling the most in your area, or for some other reason?0 -
Well I was thinking on the lines of no onward chain rather than desperate (we are just moving a long way away so renting is the best for us)
Not sure if we would have to pay them but I will check.
Right I give gum tree a try but am a little wary of these places as they seem a bit crappy I don't think I would buy a house on gum tree so I will check it out maybe a link would be okay. y
