Convert a 63sq m flat into 3 studios!

My last studio was about 25 sq m. Purpose built, in the 1980s (Barratt).Im guessing its the same everywhere so I might as well post this. You shoud seek specific advice from the Building Control Department where you wish to develop, before you throw any money at it.

Imagine a square of 16'
Slice it down the middle (a vertical line on 2D), left half is your living/bedroom.
Of the remaining half, slice it into 3 (2 horizontal lines on 2D), top 1/3rd is the kitchen, middle 1/3rd is the shower room, bottom 1/3rd is the dressing room (door to shower room is off that).
And I've seen a LOT smaller on the telly - and for sale locally here.
There was one "stupidly dinky" one on Homes Under the Hammer once. The buyers hadn't seen it prior to the auction, it turned out to be a single room, with small window, probably 9'x12'. The bed was on a big shelf, up a ladder, on top of the shower room.
£250k they paid, I think.

THAT WAS ON TODAY!! A Russian woman. She somehow managed to make a profit on it - well she bought in 2007 and it was valued at a higher price. If she didn't sell I would imagine she could be financially crippled by now.
Edit: Actually, no - I think it may have been a little different. This was on a shelf up a ladder but above an alcove in the living room - still cost a similar ammout after upgrade costs though

No way. I can't think any London council would allow such tiny living spaces. My LB certainly wouldn't.
And I think you're too far out for the professional pied-a-terre market.
