    Seek the opinion of your local planning department.

    They will have minimum floor space requirements for type of property x no people expected to live there.

    If you cannot meet those requirements in your plan you will not get PP.

    I think getting three studios out of a 63sqm flat is ambition.

    If people are crazy enough to pay £500 a month for one that size then good luck to you.

    I would of course only expect individuals to live in the property, I might be in with a good chance as the house next door has 5 studios out of 2 flats. These houses have large rooms.

    63sqm in to three studios....i really hope you fail to get planning permission...have you no respect for people..asking people to live in rabbit hutches because you can get every last penny out of the space...i hope you fail to be honest as people who are desperate will take it..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • Check the lease...the freeholder might have something to say about conversions...
