Convert a 63sq m flat into 3 studios!

    I retract my offer of good luck if people are crazy enough to pay that... 12x10 foot room as a living room, bedroom, and kitchen is hideous.
  • Also.. Have you considered how much space you might lose by granting access to the two studios upstairs?

    It sounds as if you have a 12x10 room on the ground floor and a large living area and bedroom on the upper floor.

    Having an entry to the property in this 12x10 room whatever it is might be fine when you can !!!!!! off upstairs but having a 12x10 kitchen/living/bedroom with a door off to the bathroom and a door off to the street.... Its a pipe dream.

    Where is the space going to come from within your wall dimensions as you have described them to get people up to the second level of your flat as it is now? Unless you put a coridoor you'll need two staircases taking even more space off the already tiny cage studio that is downstairs.

    Its a top floor flat, I wil try and explain as best I can.

    You enter through the communal door and walk to the 2nd floor.

    Own Front door..

    Directly in front is the 'kitchen' door which would have to be changed to a fire door with lock.

    Off the kitchen is a door that lead to the seperate toilet. ( you can access this by swing doors currebnlkt blovked off but easy to open up.

    To the left of the front door are stairs to the 2nd floor with the bedroom directly in front at the top of the stairs. This would be changed to a fuire door with lock.

    To the left and along the landing is the livingroom door which wil be changed to a fire door with lock...The bath rom is at the enmd if the landing, but an archway/door cn be made in the living room to access the bathroom. The flat has a lot of storage and high ceilings and as statd would not be a mucky little place at all. It realy ia a greand house so can handkle the conversion imo.

    Im guessing its the same everywhere so I might as well post this. You shoud seek specific advice from the Building Control Department where you wish to develop, before you throw any money at it.
    Size of dwelling
    2.4 The Council considers that residential properties with a floor area of less than 110 sq m are too small to be converted. The size of the building to be converted is a key issue. It will affect the number of units of an acceptable standard that could be created in it. The self-contained flats should not have an overall floor area of less than 30 sq m for a studio flat, less than 40 sq m for a one bedroom flat, and less than 50 sq m for a two bedroom flat. Studio flats and smaller sized flats may only be acceptable if they constitute part of an overall mix of accommodation that as a whole would exceed the minimum requirements and provide a good standard of living accommodation

    If you are doing this properly you will need not only planning but building control permission. You will have to comply with current fire safety, noise and thermal insulation requirements, install separate metering and electric/heating/hot water systems - and a Saniflow is not accepted as the only toilet in a dwelling.

    It might be a lot less work to arrange it as a really nice house-share with 2 or 3 bed-sitting rooms, and a shared kitchen with dining area.

    I just read Lambeths building plan and it says:
    Mix of units
    5.14 A mix of unit sizes should be provided in conversions. A family sized unit of two or more bedrooms (at least 60m2) on the ground floor with direct access to a garden. Where there is more than one other unit, a range of units should be provided. One bedroom flats should provide for two bedspaces (at least 45m2. Studio flats are not considered to be acceptable as this is considered to reflect over intensification.

    The person in the 12ft by 10 pays his landlord £500.00 pm.

    That may sound like a lot to many people, but round here a student room in a shared house can be £300 pcm.
