    The OP has not reported rent arrears but that they are hounded with requests unrelated to their obligations despite repeated attempts to dissuade them not to, the tenant supplied false information to get the tenancy and has now breached it by moving in two dogs who may do untold damage.

    For tenants who lie and do not honour their obligations, the general advice given to landlords is to get rid of them.

    ..... and, in the meantime, do whatever possible to mitigate the issues faced.

    OP, you've said that you tried getting her to only call you on a Monday with a list of issues. I'd suggest you keep going with that. Unless it's a genuine emergency (gas leak or a flood) then ignore all calls unless it's on a Monday. And then only answer the FIRST one. Any after that get ignored until the following Monday. It may take a few months but I'm pretty sure that eventually she will learn.

    In addition, follow up any decisions with a letter. You say she's forgetting things that you tell her so putting it in writing may make things easier for her and consequently stop you getting so many calls.

    WEll here I am back and have been away for the weekend- I haven't heard anything so ironically starting to worry about her - on the other hand, she MAY have taken my Monday rule thing to hand - so let's see what happens tomorrow!
