Well the dogs can chew away on her - I started wondering last night whether she's got any mental problems as some days she calls me 3 times about the same things - and she does forget things I have told her.
To be honest, I have already told her to make a list of queries (obviously unless urgent) and contact me on a Monday morning with her "list" - and yes, you guessed it, that hasn't worked either.
I suppose what is classed as Urgent to some - is nothing to others.Total Quidco earnings - £547.98

OK, if the dog thing is true then I would be evicting. But as stated she will NOT be gone by next month, you must follow the procedure correctly, learn about section 21s and section 8s. try landlordzone to start you off.0

The T may settle down, whisper all her problems into the dogs ears from now on rather than plague the LL constantly, keep the place spotless ( hell, I don't think I have *ever* cleaned my wheelie bin ) and, once her claim is sorted, pay her rent on time.

Have you got caller display or an answering machine? To keep sane I would stop answering her calls and let her leave messages which you can choose to reply to or not.0

It might be worth having a word with the Local Authority. I'd suggest the Homeless team as a first port of call. Go through the issues you have and explain that you are considering serving notice. They will have access to other LA agencies such as Social Services, mental health, tenancy support etc who may already be aware of your tenant. The threat of eviction/hemelessness may encourage them to put a tenancy support package in place to take the heat off you a little.
Of course, she may just be a bit eccentric in which case, welcome to the world of the private LL. If this is the case, as others have said, she may calm down once she has settled in a bit. But, with every respect, you have become a landlord and, despite what you may believe, that IS a 24/7 responsibility. If you are not prepared to take that responsibility on, then you always have the option of paying an agency to do it for you.0 -

OP - when does her fixed term tenancy agreement expire? Did you take up references from her previous landlords?0 -

He should stick with his landlord obligations on a business-like basis and serve notice because she has provided false information to secure the tenancy, is pestering the landlord with unnecessary non-maintenance related requests and has breached the tenancy agreement by bringing in dogs which may very well ruin the property.
OP - when does her fixed term tenancy agreement expire?
I agree entirely - we let our one bed flat to a "disabled lady" who was new to the area and who we helped out in various ways. After a couple of months she acquired two huskie dogs which was against the tenancy agreement and which she allowed to use the bedroom as their toilet! We had to serve a Section 21 and let her stay until her tenancy agreement came to an end. Then she vanished into thin air,leaving behind all her possessions, including two wheelchairs and mouldy dog poo everywhere. We had to completely refurbish the flat - new bathroom, kitchen etc as the dogs had chewed everything in sight.
To top it all, the Council wanted us to pay back some of her rent as they didnt believe us that she left when we said she did.
So the moral of the story is - dont try and be too friendly and kind as a landlord. You have to keep it on a business like basis, be fair but dont get sucked in! We lost thousands as well as all the aggravation and worry.0 -
