    Surely the false/fake reference is enough to serve her witn notice to quit before the end of the tenancy??

    Not really. You could serve notice under S8G17 but its not a mandatory ground and thus it is unlikely that a court will grant a possession order on this basis.

    As PrinceOfPounds has said nothing with a good chance of success is possible until the end of the fixed term or until 2 months rent is unpaid.

    Of course if she does fall in to rent arrears then when you issue your Section 8 G8,10 and 11 notice you may as well add G17 provided you have sufficient evidence to support your claim that the reference if fake.

    More seriously though, when you do talk to her I think you need to try and think out why she is so difficult.
    Three versions: his, hers and the truth (somewhere between the two individual POVs usually)

    This is looking very like a novice LL, who has simply not prepared properly for delaing with his Ts. Fake reference aside, the LL may be the one being "difficult". The T could well have queries that need answering and the OP may be giving her the run around because he thought he just had to watch his bank balance accumulate.

    Blown fuses are to be expected from time to time. If they're a regular occurence, You should be checking out why...
    Your 'lectrics might be shinky, or she could be overloading them.

    Honestly, I agree with the views that you should try to get her out at the earliest opportunity (which typically means when the original let is up or she has two months rent arrears). It could get quite expensive if she doesn't want to move voluntarily. Queries 2 to 3 times a day are highly usual - I wouldn't even expect to get that in one month, so honestly it sounds to me like she will be problem tenant. Add to that the benefits issues and its sounds like the beginnings of a nightmare.

    Apart from her inability to change fuses, what other requests is she making? You've given us the impression she calls you at least a dozen times a week but haven't provided any details on the types of queries she's raised.

    When you've produced the handbook which makes clear her responsibilities and how to operate the appliances, plus shown her how to do this, instruct her that she should contact you for non-emergency repairs by telephone during working hours only and report everything in writing. Include in this handbook a leaflet (which you can download on the internet) on how to avoid condensation, mould and damp since this forum gets flooded every autumn with tenants not understanding how their behaviour (failure to adequately heat and ventilate the property) contributes to it.

    Why does she need you to fill in documentation to process her LHA claim? Did you not supply her with a tenancy agreement?! That's all that is usually needed to progress it. If you didn't provide one, I'm not surprised she's in a hurry to get this basic document from you.

    Despite this it is in your interest to get the form completed and returned asap so I should assist her in doing this.
