    Queries 2 to 3 times a day are highly usual

    Not always. There are cases, particularly where people move into flats that LL has never occupied, often newbuilds, or simply not checked properly after bad tenants, where there is a snagging process that needs to happen.

    But that should all be over in the first week or two. Beyond those genuine snaggings, yes it's a bit odd.

    Thanks all!!! The "queries" rang from how do I think she should clean the wooden flooring to "Do I think she should go out the back door or the front door" - no joke - she was asking whether I thought it was wiser to go out the back door so that people don't see her leaving the front door.

    She has asked: how to get her bins cleaned (they were new on moving in), what type of plants I think she could add to the garden and then obviously the ones I don't mind - which are queries about the house - ie. can she change the curtains!

    I ran through everything with her when she first moved in and I spent quite a bit of time with her.

    She has now called and left a message today saying that she has just adopted 2 dogs!!!!!!!!!!!!!!!!!!!!! And is there a limit to how many pets she can have !!!!!!!!! Yes - None!

    Yes - I know that I am a novice to all of this and so far, the only problem has been the number of contact calls - no other issues. She has a copy of her tenancy agreement - and deposit protection information.

    She can be a little blunt and it certainly appears that she assumes 24/7 hotline to me - but today I have done as suggested - and sent around a manual including as many answers to as many questions that I can - yet 2 calls again today.

    I agree with all - I think she will be out by the end of next month! Something just isn't right here!

    How long's she been there then? She won't be out by the end of next month ... or probably the one after.

    From her start date, if she's paying you the rent, she's got 6 months clear of you getting her out.... at least.

    Cleaning wooden floor - good T checking with LL. Door query plainly weird.

    That's good - she is obviously a fastidiously clean T, wants to check if its okay to plant stuff in the garden...

    Your tenancy agreement should say something along the lines of "the LL will not unreasonably withhold his consent if the T wishes to have pets at the property" ,as the OFT considers a total ban to be a potentially unfair term. You can however, ask for a further deposit if you do consent to her keeping the dogs.

    Maybe she wants you to pop around one evening with your tools and sort all her little jobs out ;o)))

    I wouldn't be happy with that, I allow pets, even a couple of smallish dogs, but that sounds like an ambush to me.

    Treble the rent or give her the Spanish Archer.

    Looks like you are being mugged over and I hope you got a decent deposit from her as some dogs like to chew on furniture.......
