Well, phoned our solicitor to make appointment for the magic signing of next week, only to be told that they are still waiting for the lease management pack (originates from HA solicitor). Arrrrrrrrrgggggggggggghhhhhhhhhhhhhh !
Need to give notice on 3rd November and time is really ticking by.0 -
Sorry to hear that others are not having much luck either...seems like it's the norm rather than the exception that something goes wrong when buying a house

This morning I called our solicitor for an update only to be greeted by his answering machine. Decided to call the EA in case they had any news and almost fell off my chair when they said that our seller is transferring deposit money today and exchange will happen today or tomorrow. Well hang on a minute, how can they be transferring money up the chain and exchanging when we, the bottom buyers in the chain, haven't released our deposit money yet and have not been informed about the exchange?!?! First reaction was that we've been gazumped and vendor is exchanging with someone else, but no one has had the guts to tell us. Finally got through to my solicitor who was completely unaware of exchange taking place....so he calls vendors solicitor and finds out that everyone in the chain above us are ready to exchange tomorrow....thanks for telling us! Honestly, I can't believe they make these decisions without involving us!
So now we need to transfer our deposit money to the solicitor and to get home insurance. Just called a couple of insurance companies, got good quotes and they can confirm a policy starting the same day and e-mail the details to us within hours, so that shouldn't be a problem. And as far as I know we can do a CHAPS transfer tomorrow and our deposit money will be in the solicitors account on the same day....so maybe we will be exchanging this week after all! Completion date that has been agreed to is 8 Nov, so two weeks from now.
Wont allow myself to celebrate until exchange has taken place...but looks like we're finally getting somewhere:j !0 -

We've just found out our Financial Advisor is on holiday this week..... nice of him to let us know, seeing as our mortgage decision is due back any time now!0 -
WTG, you will be so chuffed when your exchange has happened too.
Any idea on completion dates yet, or do they plan on telling you that the day before too ?0 -

Here is our house buying story
Late June 2006 Find a buyer and put offer in on a house around the corner. Four houses in the chain - we all agree to try to get things done by mid August.
July 2006 Our mortgage arranged and full building survey completed
Mid July Our surveyor informs us of a right of way across our future property.
Late July Our solicitor informs us that part of the garden in our future house is not registered with the land registry and that the extension has been built over the unregistered land. Apparently our seller's solicitors and the sellers knew about this but did not inform us. Our seller's solictor refuses to talk to anybody (even his client) and will only exchange emails with our solicitor.
August Nothing happens - everybody is off to his house in france leaving us biting our nails. Our buyers still don't have their mortgage offer.
September Land registry visit future house and decide to award possessory title which is an form inferior title. Our solicitor says indemnity insurance will be required. Finally Portman visit our present house to survey for our buyers.
Late September Our buyers are refused their mortgage - they have to start over again.
Early October Our buyers are accepted by another mortgage provider. We ask for a price reduction on our purchase because of the defective title and the right of way - the sellers refuse even though we told them in July that we would be asking for a reduction because of the problems they would be passing on to us (note: high price area and absolutely no other properties on the market, otherwise would have abandoned purchase - they know this and that we have children in local schools)
Late October: People start talking dates. our sellers unavailable four days out of five and their solicitor still refusing to talk direct to my solicitor. Phone removers.
Friday 27th Oct Our solicitor works miracles, gets a date out of sellers, phones down chain. People at the bottom of the chain have hired a progress chaser who has gone on holiday and nobody else seems able to pick up the file. Also, the indemnity insurance that our seller's solicitors knew they had to arrange weeks ago has not been arranged. No exchange. Phone and apologise to the removers.
Monday 30th Oct Total Silence - still waiting, still biting nails...........0
