Anyone else just started the "Buying a House" Process?

  • Yippee, looks like we have a completion date:j !!!! 8 November, which sounds a bit strange, as it is a Wednesday?! No idea why this date has been picked, but that's what our seller and their seller have agreed on. I've tried to contact our solicitor for updates, but he knows absolutely nothing! He keeps trying to contact the sellers solicitor and always gets voicemail apparently. So I called the EA who know a lot more than our solicitor, according to her our seller and their seller have agreed on a completion date and our solicitor should have been informed....now we just need to get my solicitor and sellers solicitor talking, as there seems to be a complete breakdown in communication between these two:rolleyes: !

    I'm not getting too excited yet though, as we haven't even exchanged yet! All is ready from our part to exchange straight away, we just need to transfer the deposit money and get our insurance quote confirmed, which shouldn't take long.

    Here's in short our process with the purchase:

    -9 August: Meeting with mortgage broker. Gave us an idea of how much we can borrow.
    -12 August: Put in an offer on the place we are buying, offer accepted same day.
    -15 August: Appointed a solicitor.
    -23 August: Sent off our mortgage application.
    -8 September: Surveyor carried out valuation survey and homebuyers survey. Received results a couple of days later, all looking good.
    -13 September: Solicitor has received results for local authority search.
    -20 September: Solicitor has received results for environmental search.
    -22 September: Were told that our mortgage application has been accepted!
    -30 September: Received our mortgage offer in post.
    -6 October: Received and signed purchase contract, mortgage deed, mortgage confirmation. Received search results, sellers responses to additional questions and fixtures and fittings form.

    Still to do:
    -End of October: Exchange (just waiting to hear from our solicitor when this will take place)
    -8 November- Completion date?!


    If we complete as planned on 8 November, then the whole house buying process from start to finish will have taken us 3 months. Not too bad I suppose. But I am still scared that something will go wrong, wont start celebrating until I have the keys in my hand!

    Just found this post - its fab!!

    Me and my partners are first time buyers and put an offer in on a property on 9th August, offer was accepted on 11th August. Mortgage offer in place and everything except.......................contract from other party!! Property is currently owned by a relocation company and has been empty for 12months, still no news!!
    MSE has changed me for the better!!
    DD1 arrived 15/5/11, ]

    I've finally managed to get some info from my solicitors secretary. Apparantly they are still waiting for the lease from the other side. Over 2 weeks ago my solicitor promised me a letter in the post but she kept putting it off in the hope that the lease would come through, whilst I was ringing my mum everyday from work asking if the post had arrived.

    Why they didn't tell me that in the first place, god only knows :confused:

    It's over 2 months now sinse my offer was accepted and I still havn't a clue as to the exchange/completion date :(

    I'm glad to here some of you lot are having better luck :beer:

    Hey we too started this process on the 9th August !

    Unfortunately we are still waiting for final queries / lease agreement back from vendor's solicitor who is really

    d........r.........a..........g.........g........i........n...........g


    it out.

    We have set our sights on 3 December, as we missed opportunity to hand in notice on 3rd of this month, so next opportunity is now 3rd of Nov. I really hope that we do not delay it any further.

    I still don't have a date either. I had a phone call from the estate agent today who says it will probably be at the end of the month. She said that last month, it seems to be her favourite phrase. I am a cash first time buyer with all the searches and everything on my side complete but the vendors just seem to be stringing me along as I have no property to sell.
  • My solicitor finally got an update from the sellers solicitor:j . After two weeks of not knowing what is going on with the rest of the chain, we now know that our seller is waiting for a few bits of outstanding paperwork on their related purchase (guarantees for work done at the property). Sellers solicitor anticipates that if these arrive shortly exchange should be able to take place by the end of next week with completion set for the 8th November.

    Would love to get all excited now, but know from experience that paperwork can take ages to arrive and as long as we haven't exchanged the completion date can change a zillion times. But at least now we know what's going on with the rest of the chain, we were getting worried that we have been gazumped and our seller is actually exchanging with someone else ;) .

  • We went to our new house yesterday to finalised the fixtures and fittings list with the vendors. There was some confusion over wether or not the cooker was included (V. expensive range cooker!) and they left the spa off the list too. Agreed they are both included (if they took the spa there would be a big hole in the decking!) and agreed a price for purchasing some other bits off them (all the curtains, rails & light fittings).

    Our solicitor is a total plank who likes to give everyone the idea that we are pulling out - he even seems to try and tell me I am pulling out! Really needs a kick up the a**e him. Its because there is no building regs approval for the extention - planning permission is in place and there is an indemity which will kick in if you are asked to pull it down but building regs approval was not saught at the time (As the extention is an annexe and what shows on the plans as a "utility room" is really a kitchen - if you have 2 kitchens then its classed as a seperate dwelling and you have to pay council tax etc) We are happy with the situation but our solicitor likes to tell everyone otherwise. Typical eh?

    Still agreed with vendors to go for exchange next Wednesday and completion on 24th Novemeber. No chain, very small mortgage (in comparison) is offered so barring the solicitor co**ing it up it should be OK now.
    The best things in life are NOT free - but they sure are cheaper with MSE!:j
  • Finally the solicitors have the draft papers and they have told me that it will take 6-8 weeks from now??? :confused:
