    Treating your buyers badly might well result in them pushing off and leaving you high and dry.

    Actually, I suspect your Agent was trying to do your buyers a favour - to either get you bought and sold or get your buyers off the hook with a purchase from you which could end up a shambles. Yes, I know he should not have, but I can see where he might be coming from.

    i think we should stop this thread... enough nastiness has been poured forth... i think OP gets the message that he has behaved badly

    if folks continue it will just bring out the worst in others and this personal abuse will continue...

    i dont think such nasty abuse is in the ethos of MSE.....

    should we close this now and move on ?

    Nonsence. The fellow is a fool and deserves to be ridiculed and laughed at. Have you seen the other thread regarding his son's car crash and his disregard for the health of others, and his only concern being, as usual, money and keeping his pockets well lined?

    It's sick and makes very disturbing reading. I'm going to virtual Asda right now to purchase a wheel borrow full of king size Beef Tomatos just to chuck in our self rightious, arrogant, selfish, disturbed friends direction. And long may it continue. He wants to be an !!!!! and we are kind enough here to treat him as such.

    I work in the industry in respect of car accidents and I suspect 80-90% of the whiplash injury claims I get are exaggerated or made up. I suspect the OP is suggesting that their sons passenger was not really injured rather than having any disregard for people being injured in an accident.

    As for the thread I don't understand some people. The OP is not suggesting that their buyers should wiat for ever or that the sellers of the house they want should accept their offer. They are upset that the agents have made any offer which they did not want making which is fair enough and also want to know what would happen if their buyer walked regarding fees.

    OP has probably learnt the hard way that the sellers agent is there to get the best price for seller rather than the buyer and therefore you should be careful what info you give to them

    Ignoring all the ranting.

    Yes the estate agent was wrong to submit an offer you didn't want him to and had no right, I'm not sure however he needed to know the information and he probably thought he was trying to move the sale along - I imagine your buyers are actually quite anxious but he is acting as a go between and you are not getting this information.

    As for them refusing the offer, the truth is I imagine that the sellers have a minimum price in mind for their house that they will not go below. I know you think you are the master of negotiation, but you cannot trick them into accepting a lower price than they are willing to accept. they are probabably looking at £320k.
