OK. You've had £315,000 mistakenly offered on your behalf. They have made a counter offer. What is that counter offer? Seems you have two choices; try to rescue the current situation, or withdraw your offer explaining why, and hope maybe they will then come nearer to your position. Good luck whatever you do. I hope your buyers continue to let you stay in such a strong position.Been away for a while.0

Penguingirl. We had exactly the same position from our vendor with very patient buyers below us in the chain. In the end we had to write to the vendor threatening to pull out and go into rented, with explanatory letters to all the agents, solicitors, and our wonderful buyers. Like you, it focused minds and we had exchanged in days.Been away for a while.0

Of course the sticking point is the seller does not have to sell to him at any price if he so wishes.
I don't have a mortgage either but that was partly through learning how to sell houses without involving an agent at all.
If you only had the one agent to deal with then none of this would have happened would it?0 -
So you made a final offer of £310, (which wasn't), told your estate agent you didn't mean it, who told his mate at the other estate agents that you would up it anyway.
Don't show off to everyone if you want to negotiate properly.

It may be worth more to the current owners though, so it doesn't mean the OP will get it for £315k.
Anyone who whines about being "hundreds out of pocket" whilst sitting on over £300k in cash really doesn't need to whinge about money in the current climate. Especially if they are so sensitive to criticism.
Oh and OP, if you didn't want to mention deaths in the family, why did you?

i thought estate agents were up to these tricks,
though if i was the buyers, i would play you up same way all the way till the day the exchange of contracts and , just send the contracts unsigned... when your solicitor calls back regarding no signature, i would mention that i didnt have a pen.
lucky you, very patient buyers.. i wouldnt stand a day if iseen estate agent or vendor playing me up
Sellers know this, and once buyers pay for surveys etc, many sellers treat them like fish on the hook.
But I suspect there aren't many patient buyers in the current market.
