ive negotiated several properties and always to my way of thinking, maybe thats why i do not have a mortgage and some of my critics here obvioulsy do
If you're so good at negotiating why haven't the party you are looking to buy from bitten your hand off yet?
regardless of my position and reluctance, or the fact we had two deaths in our family since our sale a fact that i didnt want to mention , my point is the estate agent should not have bid on my behalf,
Again if you are so good at the whole house buying malarky, then why are you making stupid mistakes such as involving your EA with the EA you want to buy from?
Surely you, the 'great negotiator' would be far better off negotiating with the EAs of the house you want to buy than your EA?

our agents have been awful throughout so same question, if our buyers pull out can we change agents after giving notice
I would've thought that you the great house buying God could answer your own question here. None of us have seen the contract you have signed. Also, I would be very wary of pushing your buyers so far that they walk, you could find yourself living in your house for far, far longer than you wanted to.
As for losing money by renting, do you realise that if you stick your £300k in an instant access a/c paying 2.8% interest then you would be getting about £660 per month which would go some way to paying rent on a house.

i thought estate agents were up to these tricks,
though if i was the buyers, i would play you up same way all the way till the day the exchange of contracts and , just send the contracts unsigned... when your solicitor calls back regarding no signature, i would mention that i didnt have a pen.
lucky you, very patient buyers.. i wouldnt stand a day if iseen estate agent or vendor playing me up0 -
I was in the same position as your buyers last year- we placed an offer and 3 months later we had signed all our paperwork but exchange seemed to be no where in sight. We kept getting fobbed off by the EA (vendor was looking for rented, there was a problem with the divorce settlement etc.) but tbh at the time it just felt like they didn't really want to move and we were being taken for fools. In the end we started looking for properties again, and actually had an offer accepted on another one (different EA). At that point we pulled out of our first sale- when the EA tried to convince us that the sale was still proceedable we gave the vendors 48 to exchange, and amazingly they did it (albeit 72 hours later). The rest of the deal was completely soured by this, it was totally unnecesary and as buyers it made us totally uncompromising when it came to organising removal dates etc. Plus I felt awful that we messed round a second vendor (although it was only for 4 days in the end, and they've since sold the property for a better price).
The moral of the story- don't mess around good buyers, they will move on (and I'm sure they are already looking)0
