I didn't realise the bedroom was so big, why don't you get the rear of the garage bedroom turned into a bathroom? Or at least show a floorplan so that people can see if it's possible to do that. With no pictures of any of the bedrooms I would assume you have some sort of problem up there.

The bedroom over the garage is the easiest place for an en-suite. I guess by losing more of the bedroom you could actually fit an all access bathroom in their too, though with a shower not a bath.

Would squeeze up that room a fair bit though.....

Might look at trying a few plan layouts and see if it works.

    Thanks all :^)

You don't have to DO the work, just get some plans/scribbles and quotes together for viewers - and mention it in the details.
  • I currently live in a house with the sole bathroom being downstairs!

I have a husband and 2 young children.
    Pros:
It is great for the kids as you can keep an eye on them in the bath.
Potty training etc is easier as you dont have to go upstairs to the loo.

    Cons:
We are peeing in a potty in our bedroom upstairs in the middle of the night!!!!!

The smell after a dump goes round the ground floor - not good if visitors are over:rotfl:

I lived in a house with a downstairs bathroom when I as younger but not now. When i was younger it didn't matter so much until i hurt my leg and then having to try and stagger downstairs with crutches wasn't much fun...

Having to go downstairs to the toilet in the night is a right pain, and if you are ill then it's like trekking to the outer edges of the world...You also rule out most retired people and elderly for simliar reasons.

I am also now after having serious drainage issues in this house we are currently renting won't look at a place with one toilet...If it's got two bathrooms it's even better as my days of queuing in the morning are well and truly over...
