Why are downstairs bathrooms THAT bad?!?

    I have an affluent friend with a big income who lives in luxury housing (think 'period building with porters').

    When she visited me in my old 2 up, 2 down terrace house with the bathroom at the end of the kitchen, she was horrified.

    Of course, they can't build bathrooms next to kitchens now with just a single door between.

    Nonetheless, I wound her up by telling her of the advantages 'well, if you are on the loo, and your partner is cooking you breakfast, you can just shout out how you want your eggs...'.

    We've sold our house STC (without wanting to Jinx it lol) and have a downstairs bathroom, and no toilet upstairs, and to be fair, it's not been mentioned many times. We have a massive bedroom with a smallish cupboard in it, which, at a push, can accommodate a toilet and washbasin if needed, so that's what our EAs have pushed to viewers.

    It hasn't overly bothered us in this house, but I know in my next house I will love having a seperate bathroom AND ensuite on the first floor.

    Incidentally in my last rented house I had a bathroom upstairs (without loo) and the loo was downstairs, and when I was pg, it was a nightmare traipsing up and down throughout the night for a 2 second pee...only to have to go again three mins later. That is why my next house MUST have an en-suite....and no, not because I plan to fall pg many times, but because I'll admit I'm a snob, and I'm worth it.....pmsl!!

    I really don't care where the bathrooms are, as long as there are enough of them. A downstairs loo is handy for visitors but beyond that I have complete indifference to their location.

    Although now I'm thinking about it, I don't care for ensuite bathrooms myself and would rather not have one at all, but again, they're useful for guests.

    Actually you can (in houses), provided the bathroom has a wash hand basin and mechanical ventilation. The requirement for a ventilated lobby between the two was relaxed (for houses) a few years back.

    Stricter rules apply to commercial premises.
    A kind word lasts a minute, a skelped erse is sair for a day.

    I will be living alone and my basic requirements are: en-suite to my room, downstairs loo ... where any other bathroom/loo are I really don't care. So long as I have "mine" and there's a downstairs loo for guests/random visitors then it's all good. However, I'd not want a downstairs bathroom that was badly placed. e.g. coming off the kitchen where a lovely conservatory could have been, or in the middle of the house in an odd way.

    I've always wanted my privacy and being able to instantly use "my loo/shower/sink" on demand (nothing worse than waiting in your own house) ... and this was reinforced when I had a friend in a houseshare and her housemates decided they hated her and went to the family bathroom, got her toothbrush and shoved it up their bums. I doubt they'd have gone into her en-suite to do that!

    I'm looking to buy at the moment, and one of my criteria is an upstairs bathroom. Where I'm looking to buy, places with a downstairs bathroom have them located through a lobby at the back of the kitchen, whilst the stairs to the 1st floor are located in the hallway.

    It means coming down the stairs, through the second reception room, through the kitchen and rear lobby into the bathroom. Naah I'd much prefer one upstairs.

    Thanks for all the interesting views.

    Thinking about it, there is a small cupboard that could be accessed by anyone from a hallway meaning a toilet only upstairs. Is this a better option than an en-suite that is NOT on the master bedroom, and the en-suite being better than nothing upstairs at all?

    We have a massive garden, over 170' long and about 25' wide, good open plan kitchen/diner, nice fireplace in the lounge, garage, off street parking for 2 cars, location is a popular area too.

    Most EAs are openly saying that Maidenhead is a really weird market at present though. Some houses disappear in days whereas nigh on identical ones are there for ages.

    In our house the bathroom is my wife and baby daughters and I use the ensuite, the downstairs w/c is mainly for visitors then.

    Getting ready to go out is so much easier these days!

    I wouldn't want small children going down stairs half alseep during the night to use the loo.

    I also hate the idea of having a toilet next to a kitchen. What if someone creates a smell just as you are making dinner? Yuck.

    as someone selling a house with a downstairs bathroom, it has never been on the list of reasons why nobody has bought it.
    How long has it been on the market?
