Have not read previous replies. House seems good, clean and good condition.
I would personally like to see garage dimensions as it is ''large''. My partner needs specific sizings on garages (car enthusiast) and I can only imagine a myriad of men with a variety of hobbies would fancy knowing how much stuff they are not allowed in the house the garage would hold.
On the same lines, there are not dimensions for bedrooms. I would need to know eg whether you have one huge room, 3 smaller ones or two bigger rooms, 2 smaller etc. The only real way to figure that out in your head is with some dimensions. Eg, we would require a big master, two good size doubles and then a fourth bedroom could be a cupboard for all I care as I don't need it. Other people might need 4 big rooms or could do two big, two small.
I don't really notice much bar if I would be able to live with x,y,z and barring things like not to my taste bold duvets (which would be gone with you) I can't see anything offensive. I'm not really into what hobbies whoever lives in a house has, only if I can see the floor/walls for condition and can't smell anything that might linger when I move in. Lol@ how many tables and chairs you have though. At least it shows there must be a fair bit of space.0 -

Hello, don't usually post on here but this is my observation:
It says in the description integrated appliances but in the kitchen picture there is a dishwasher, washing machine and I think a tumbledryer that are all freestanding. So what appliances are integrated? I would at least expect the dishwasher to be integrated if it states integrated appliances in the description.0 -

Zoopla normally has a range of values so I would guess this falls in that range? As you say Zoopla is merely a very rough estimate
Details seem fine to me. All the info you could possibly need is in the brochure apart from ,as has already been said a floorplan which I would suggest is pretty essential.
No idea of the local market so I can only guess if you are not getting viewings
1. the market at that price band is very slow
2. You are overpriced for current market

There are dimensions if you look at the brochureIt's not easy having a good time. Even smiling makes my face ache.0 -
With a house that size i'd expect a floorplan. You could pay to get one done independently, ie not through EA.

Ask your agent what your Rightmove CTR rate is (though this thread has possibly warped it). This is the ratio of how many people click through from the search results listing to the property details having been enticed by the summary view.
If it isn't 10% plus, given that the photos are nice, then it's probably simple - the price is too high.
Did you have other agents in to value the property? What did they suggest as a possibly achievable range?
I don't know Wall Heath, but seeing that 5 of the 7 four bed detached places range from £210k to £290k and then there's yours at £310k and another at £375k.0 -

Definitely not an expert but just a few points from me (sorry if I'm repeating someone I haven't read all the posts).
Generally I'm not entirely keen on the descriptions:
Imposing isn’t a word which I find appealing in a house plus when you download the brouchure there doesn’t appear to be anything imposing about it and ‘double-fronted’ just sounds like a throwaway phrase rather than something relevant.
Quite exceptional, extremely good and delightful large are descriptions which seem more like hyperbole than relevant descriptions.
And describing an extension as successful makes me think that there could be reasons why it isn’t.
Description of bedroom 1 says an L shaped bedroom with an L shaped dressing area. I can’t picture that in my mind at all and there’s no photos/floor plan to help me.
But I do think the photos do make your house look beautiful, just would benefit from a floor plan.0
