You've hardly been on the market for any time at all.

We can all criticise estate agent details but does thinking that a room might get hot in summer really stop you from viewing? If it does then that sort of person was never really going to buy the house if the difference in viewing is whether there is a fan or not.

Lovely size, well presented, looks like nothing needs doing, I'm fairly local but haven't done much homework but it doesn't appear outrageously priced for the region; lots of house for the money IMO. Your agent has made an effort with your details and it reads like they like your house and have thought about - which I think means they expect to sell it. I don't think it says too much about how you live at all, I think it says that the house is lived in and utilised and that there's plenty of space for the things that you like to do to occur. It's not cluttered by any stretch of the imagination, I like the lifestyle - intelligent, tidy, musical people ;)

I wouldn't change a thing. Hope for some viewings; make sure your agent is working for you, ask about how many brochures are being requested and if people are calling and having conversations; is it appearing in the local rag? nice big pic in there as your price should warrant at least one 1/8 advert if they run them.

If you don't get any viewings then you'll have to address price. There's nothing in the details that would send me running.

    Good Luck :)

When I read the early posts on this thread I thought I was going mad:o but I agree with Doozergirl. This is an attractive, well presented house that could act as a model for most people who ask similar questions here. Ok the description of the rooms might be better (more conventionally) delivered but this is a house that would draw my attention.

If this house doesn't draw viewings and offers soon then price must be an issue.

Hulahoops, I'm in Stourbridge and plenty of agents do floorplans. I'm sure some would cover Wall Heath as well. The following do plans to my knowledge, Walton and Hipkiss, Midcalf Nicholls, Ian Perks, Billingham Cooke and Andrew Grant.

Also Taylors, who yours is up with, have started doing them in Stourbridge so it may be worth asking them if they would do one for you.

If that house was in Stourbridge rather than Wall Heath I'd be booking a viewing first thing tomorrow as it's almost exactly what we're after.
It's my problem, it's my problem
If I feel the need to hide
And it's my problem if I have no friends
And feel I want to die

I think I may ask the estate agents to state what school we "normally cover" just to make sure they know

In the fifth photo one of the chairs isn't aligned properly. This stops the house from appealing to my aspirational lifestyle goal of perfection hence you are not getting so many viewers.

TBH, I wouldn't change any of the photos - they contain all the relevant information. Only thing missing is a floor plan.

Massive living room and kitchen but personally in a house that costs that much I would be expecting the bedrooms to be bigger.
It's not easy having a good time. Even smiling makes my face ache.

I am so glad you told me that, The chair that is not aligned represents my unaligned life by not having some !!!!!! (sorry lovely family) not wanting to buy my runner bean, sprouts, potatoes and apples ridden garden (sorry - stript bare garden) apart from apples which will annoy them for ever more:A
