I've held back from responding to this much-asked question on the basis that other posters said they had contracts, and the paperwork that we received was not actually called a contract. But I have seen nothing on this thread that suggests that anybody actually has any paperwork that we do not, so here goes.
We have several documents on Investment Property Group letterhead, which does not carry an address (an immediate red flag). These are:
1) Terms and Conditions of Business. This is the document that Cattikina quotes from. It defines "client" as "any third party entering into a contract with "Investment Property Group or its Partner Companies" upon the terms and conditions specified herein". This is the only definition in the document, even though it includes references to the Seller. Logically, therefore, "Client" might be taken to include the Buyer too. There is another clause (9) in this document that basically says that they can charge you anything they like for their services, not just £1199 - "..[IPG] shall be entitled to make such additional charges that may be necessary to complete the Client's request and further...reserves the right to amend their rates for the services they provide.." (another red flag)
2) Agreed Sales Fee Charging Agreement. This is the agreement to pay them £1199, and says that the fees are being charged by "The Agent, known as, Investment Property Group". It includes an acknowledgement that the vendor has read and understood the T&C, but does not say that the agreement is governed by them.
3) Acceptance of Offer. This sets out the purchase price and the commitment fee of £1199, and concludes "I acknowledge and understand that the fee(s) set out above are being charged by The Agent, known as, Investment Property Group and you (sic) confirm that you (sic) have read and understood our Terms and Conditions of Business". This document has the company name (Investment Property Group) and (forwarding) address at the foot, and says that "Investment Propert Group is a trading style of The Letting Agent Ltd".
4) Payment Methods. This explains CHAPS and BACS, gives the company name as Property Investment Group (sic) and shows that their Lloyds account is in the name "The Agent".

To everyone on here, you can summise whatever you all flipping want - I have removed my posts on here due to the nature/tone that that thread took.
I have been accused of being in league with IPG, I am JMFoster etc etc etc.
This thread was started by someone looking for info on a company, as people have arrived and joined in they have been systematically belittled (as in the case of myself).
I am going to re-point out for the final time, no one actually knows anything about this company, someone claims to have lost money, he/she actually has not as there is a 14 day waiting period which has not lapsed, atleast one other has pulled out of the deal due to getting cold feet, possibly they have lost their money but they knew the conditions around accepting IPG's offer.
I can only speak for myself, all letters/agreement/contracts actually contain addresses on the head (unlike someone else claimed), my solicitor has looked over the docs and can find nothing out of the ordinary. We have not paid any monies as yet and will not be until completion (if it occurs). In addtion to this we have not accepted an offer which is above the asking price, it is below market value. As for the fees, everyone who sells a property via an agent pays fees (unless you live in a local authority house you would know that) - that is what appears to be happening.
My final word being to all those individuals who sit at their PC all day and write their own version of words of wisdom (you know who you are), remember, "what goes around, comes around". Just watch that someone does not keep sticking their opinion into your threads and write a bunch of nonsense about something they know nothing about - negative factual info is 1200 times more appreciated than just posting for the sake of writing something.

i have been told by my partner that they cannot actually lower the agreed selling price.I'm not a lawyer but work closely with my firms Legal Team. As per British Contract law, ...
It is surprising that another new poster arrives trying to convince people that the contract is watertight in the seller's favour.
However I would point out that there is no such thing as British Contract law and so would question the competence/motives of anyone who made such a fundamental mistake.Every generation blames the one before...
