There's an earlier thread mentioning SYH4FREE and all the same points are being raised here, like your comment, 'I hope it's for real, I really want to sell'.
That's precisely what these scams hinge on.0 -

I'm not a lawyer but work closely with my firms Legal Team. As per British Contract law, once a contract has been agreed, either party is unable to amend it unilaterally. They (IPG or their client (if he/ she exists) in this instance) can obviously default/ renege on the contract at which point any agreed penalties will be enforced. The "buyer" could then suggest a lower price and we'd be stuck with accepting it or trying to get someone else to buy the place.
To confirm Cath's earlier posts, we haven't provided any payment details but have gone back to IPG as Inforeq appears to have done to say that we're happy with the price, but we'd like to do this through solicitors like a proper house sale.
Sunshinetours, thanks for the comment: "The biggest risk is tehy string you along for 6 months and you don't sell else where so are even more desperate", which we hadn't particularly considered.

have sent them an email asking that they agree for the fee of 1199 to be paid when the sale is completed, and the funds for the house are transferred.

If you are only paying the fee once the sale is complete and funds transferred then you do not need to worry about entitlement to a refund.
If you pay the fee up front then it is highly unlikely you would ever get a refund even if the contract was watertight. Time and time again scammers simply delay paying out even once court letters start to arrive and then they just close down and disappear and your money has gone.
The other new posters in this thread have been very reluctant to disclose exactly who their contract is with, can you confirm whether it is "Investment Property Group", "Invest P G Ltd", "The Letting Agent Ltd" or another party so that regulars can do some more checking?I know that this might smell of a scam, but I hope it isnt because I want to sell.

That clause doesn't seem to make any sense and has the same poor grammar and typos as the web site which would make me suspicious that it was not written by anyone with legal training. Who is the Client? Are you the Seller also defined as a Client at the start of the contract?
The more revealed about this operation the more it looks like a scam but please do let us know who exactly you are dealing with so that people can investigate further.Every generation blames the one before...

Are these contracts not just giving IPG a free 6 month option on your properties (or £1200 if you decide to back out)? I hope that those signing up can afford to wait 6 months, even if property prices go up significantly.
I don't see why all this would be needed for an investor to buy a property. Assuming they've got the cash in hand, they could complete within weeks (and very likely faster) - why mess around with complicated clauses about 180 days etc?0 -

Initially you said you were never asked for any fees, a week later you said you were asked but refused to pay them; strangely you didn't feel it necessary to respond to this major inconsistency in your story. Perhaps you could explain now?
Even better, in the space of 3 minutes you've gone from "no one has lost any money" to "Have they actually lost their money? No one knows"! Would you agree that your post on the other thread is misleading as you cannot possibly know that "no-one has lost any money with this company" unless you have inside knowledge of them?

When you've been asked the same reasonable questions several times and still don't answer... well anyone would think you had something to hide.No one on here knows if these deals are going to go bad as yet.
Almost everyone on here except you thinks this is dodgy. No-one on here even knows who "IPG" is because neither you or the other new posters have revealed exactly who your contract is with.
