    Wow....just thought I'd update things on here as a finality.

    Almost 6 months later and we will be completing tomorrow. We've exchanged just before xmas and tomorrow is completion date!

    There were problems with the first buyer but immediately after they fell through around september time a new buyer came next day with same offer. Then they fell through a week before exchange of contracts!!

    But they were a couple and the husband decided to call the estate agent to cancel and the wife calls later saying she still wanted it!

    She ended up buying on her own withour her husband on the mortgage and will own it as a buy to let instead!!!

    Phew! I will believe it when we get the phone call from solicitors tomorrow to tell us it's completed!

    Well done - know that area very well (know people who work at, and have relatives who attend that school!). Beg to differ about the London bit though. Definitely Essex! Sorry! ;) "LB of whatever" doesn't mean everything in that borough is London. Might be broadly classed as 'Greater London' but for post, etc, it's Essex :)

    Seeing as it's in zone 4 on the tube map I would say that is 3 zones in london. Although I kinda see what you mean about it being seen out of london. It has the best of both worlds;)

    Well done - where you going to?

    I have lived in Redbridge for years and recently moved to Epping Forest District so defintely Essex now. I always argued Redbridge was Essex however my partner disagreed. It is Greater London and comes under the London mayor's control and is also joined with other London boroughs for things such as health etc. On the other hand the postcode is Essex as is the address. LOL. Anyway it is NE London - not East if anything! Clayhall isn't a bad area but a bit far if you need a tube. Cheap properties though...
