If you are going to do just one thing, get rid of the yellow in the kitchen.
After that it looks like a damp patch (probably a stain) in the dining area, cover or clean it - maybe get new cheap floor coverings in most rooms.
If the net curtains are not essential take them down as they cut out a lot of light, if they are needed make sure they are clean (they look it in the pics but it is hard to tell)
Doesn't say how long is left on the lease (the other place has 99 years) and your agents are not pushing the exempt from stamp duty for first time buyers (who are probably going to be your buyers).

When you said east London, I imagined Bethnal Green, or Bow, maybe Stratford. Clayhall isn't London at all, it's Essex.
It's in The London Borough of Redbridge...the london part gives it away a bit:D
And yes thanks for all the tips they're great. There is no damp patch at all on the carpets - carpets are old and worn with some stains. We have washed them using industrial cleaners too!lol...that means we're due new carpets methinks.0 -

Good luck, some good ideas in this thread to keep you going. If you can declutter and make some small, cost-effective changes, it will do wonders to sell your house. Re-shoot the photos once done, and in better light and see what happens. Also, if you do have room to drop the price after this, your flat will stand out in much better stead than others that seem overpriced too. In this competitive market, as some have already mentioned, you need to have an edge over other properties. Unfortunately yours doesn't seem to have this at the moment, but all is not lost if you make changes to help sell the property better

Update
The kitchen is no longer a sickly yellow now it been painted magnolia with some tiles around the counters though we have not boxed the pipe work under the boiler..we did paint it though..and by 'we' I mean my hubby:D
New carpets and lino are coming in tomorrow to be fitted by Saturday.
I've decluttered and selling stuff in bootsales - may try ebay.
All in all it's costing us less than a £1k - but had to sell a few things to raise that as we don't really have much of a budget.
We've knocked the asking price by £10k.
We've got 2 viewing now - one on sunday and another on monday.
It is really relieving to be getting rid of so much accumulated junk!0 -

From what I have seen here, laminate [ugh!] is the way to initiate bad neighbourly relations in a flat.If you can think about updating slightly - neutral walls, neutral carpets, perhaps even laminate in the main areas.... vinyl is cheaper, looks as good and is quieter
