Is this normal for selling a property?

We have put our property on the market and I wondered if it was normal in this climate not to have anyone viewing it!

It's a 3 bedroom ex-council flat in one of the nicest areas in East london.

Great schools etc but no interest. We have had it on the market for a couple of months now.

The price is undervalue - there is a similar property on for £25k higher than ours with the same specification ie 3 bedroom ex-council (same block).

What else or where else can we advertise it..I've put it on gumtree too! Should I lol about that?

    What does your agent say? I'd be surprised to get no viewings at all. Does it go in the local papers? On Rightmove, etc.?

    Looking at your details, the house looks to me rather dark and dingy, the carpets look filthy (sorry) and it looks like it needs total redecoration and possibly renovation.

    I don;t know the area, but the other flat looks so much nicer than yours.

    I also don't see a floorplan, which to me is vital.

    Yes, that's right. It needs updating and modernising.

    We thought we would just sell it as it is because others will just come in and add their own mark to it..but we may have to actually do some work to it.

    Your home looks phenomenally unattractive. Sorry, but based solely on those photos I wouldnt want to live there.

    The other flat looks much better.

    There is no point in comparing for sale prices of other properties which might be wildly overpriced. You should research land registry sold prices for the street and area

    Looks like a nice flat with two decent double bedrooms. I would get rid of the dressing table and chair as it makes the master bedroom appear cramped. My other worry would be that isn't really a family kitchen for a family flat as there appears to be few cupboards and little worktop space? Compare that to the other flat ... Looks like you can eat in there tho - why the separate dining room? Many viewers do not have the imagination to see that as a bedroom and will see only a two bed flat. The other flat looks like it's three doubles and yours is two doubles and a single?

    If you are not getting viewings I'd say either your estate agent is rubbish or the flat is still overpriced for the current market. At the end of the day any old tat will get viewings and will sell if the price is low enough. I'd like to see a floor plan on your estate agents particulars. How long is your lease and is there parking?

    We've been telling the agents maybe we should do something about updating it and getting rid of the carpets..they'er like 'no, no - investors will snap it up and do it up their own way'...sheesh.

    It's good to get some rude awakening about it. I think I'll have to get new carpets and change the wall paper too. The kitchen will require some serious updating as well.

    However, that doesn't explain why the nicer house has not sold either - even though they have been in the market for a longer time.

    If you can think about updating slightly - neutral walls, neutral carpets, perhaps even laminate in the main areas.... I know it means spending money to get a sale but sometimes that is the best option.
