Interesting price sales on houseprices..the last flat sold at £157k (same block same size).
Our price may be overpriced by at least £13k!
Gosh - we really don't have the budget to modernise it...but taking a £13k+ drop on price may have to be taken into account if it's a realistic price. I don't know..if we drop it and we still have no response! I mean no one is even viewing. Surely people will want to give a cheeky offer if they wanted it or at least view it.0 -

If I'm honest, you kitchen looks murky. Those yellow walls aren't good. Paint them white, it'll make the place look brighter, bigger and more modern, and the boiler units won't stand out so much.
And get rid of that carpet with the stain in the corner.
Living room looks nice tho
Kids room looks nice too.
Get rid of that shelf in the bedroom, looks like a TV shelf with books on it, it distracts the eye from the room.
And repaint the wall that shelf is attached to. Then its a good'un!

We have a place on in East London for 2 weeks now - and not a peep. Seems a quiet time. Or at least I hope so!0

That carpet stain is bad isn't it!!

And the kitchen will hopefully be painted next week. Looks like we have to go minimalistic. And take new photos too!0 -
And yes - it's near the glade. Really lovely school opposite but you couldn't tell there is a school with the small forest of trees opposite our living room window.0

Sorry to be knocking your place but its the only way if you want feedback.In the dining room has the carpet got a damp patch?Cat or rad leak possibly?Maybe it isnt at all, but it looks like that.The curtain also doesnt match the rug.Whats that above the dining room table?Kitchen looks like it needs updating.Can you cover the pipework below the boiler.Looks like there isnt much wall storage and whats the white thing in the bottom left of the pic of the kitchen can you move it away or take a better pic.Maybe the main bedroom pic could be taken at a better angle to show the storage area.The childrens bedroom also looks like it has a damp patch or stain in the bottom left of the pic.0

We've been telling the agents maybe we should do something about updating it and getting rid of the carpets..they'er like 'no, no - investors will snap it up and do it up their own way'...sheesh.
It's good to get some rude awakening about it. I think I'll have to get new carpets and change the wall paper too. The kitchen will require some serious updating as well.
However, that doesn't explain why the nicer house has not sold either - even though they have been in the market for a longer time.
An investor will snap it up ... IF the property is priced so they can afford to renovate, fees of buying and selling and still make a profit. Personally if you have a little money to spare I'd give your kitchen the 'wow' factor with plenty of worktop, plenty of cupboards and built in appliances. Can you get any more of the same units? Try eBay or Freecycle or Gumtree for second hand or ex-display items. Your dining room is the most dingy looking, I'd decorate that. Nobody is viewing because there are plenty of better flats on the market at a cheaper or the same price, they probably don't think you will come down £20K++ or they don't want the hassle of renovating whilst living in the flat. If you drop the price enough people WILL view. In this market you have to stand out, be that on looks, size, price or all three.
The nicer flat hasn't sold because it is £30K more expensive than the last flat that sold in the block - which may well have been in good decorative order. It too is overpriced, TBH they seem to have a better agent than yours so I'd consider switching away. Yours couldn't even be bothered to do anything more to describe the property than list the rooms and sizes.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Remove the rugs in the lounge and clean the carpet - make the room look bigger.
Remove the rug in the dining room and clean the carpet - put the table in the middle with chairs round it.
Bedroom - sort the carpet rucks, remove the dressing table and chair, paint the wall behind the bed and dress the bed nicer (contrasting pillows)
Reshoot the exterior photo so the balcony is better lit and doesn't look like the whole block is fire damaged.
Kitchen, box in pipes below boiler, repaint and tile along the whole back of the worktop.A kind word lasts a minute, a skelped erse is sair for a day.0
