August will be quiet for family homes because of school hols etc. Other types of property may be more active.
If it hasn't attracted any interest by the first couple of weeks of September when things are usually pretty busy, I'd be concerned. Do make certain the price is competitive, you could tell the agent you're willing to be flexible and see if that has any effect.
Some agents overprice properties in order to get the deal and then just wait until the vendor "wakes up" that it will have to come down.Terrible waste of everyone's time really.:(Trying to keep it simple...0 -
Thanks everyone. My house is currently on for 219,995. Other similar properties have sold for 235,000 ish. The agents all gave valuations from 220,000 to 240,000. I went with the lower end because I didn't want the house to sit for months. The details all seem fine, some of the pictures do make the rooms look smaller than they are, I thought. But I tried taking pictures with my own camera and they didn't look any bigger.
The agent took pictures of the downstairs (living room, kitchen and dining room) plus the garden. Parking isn't an issue, there are tons of residents bays which are always empty no matter what time of day.
I guess my one worry is that as I knocked my agent down on % he won't push my property as much as someone who is selling at 1.5%. I keep asking people to mystery shop for me but my friends are all too shy
I did totally redecorate and changed the carpets, downstairs is all laminate so the house looks fresh and clean, but this isn't much good if no one is lookingAlso my house is chain free, I am renting at the moment but planning to buy our next house in Canada (I thought that might help)
It is a family home so I guess it probably is just the time of year. If not, I will post you the details to look at and give opnions on.:A

My house in a village in Medway in Kent has been on the market 2 weeks and I've had 2 viewers. However, the house is ideal for a FTB, but the 2 visitors didn't fall into this catagory. Ours in priced @ £150K against value of £147.5K, so hopefully not overpriced too much (re one of the above posts)
Therefore, hoping that September could be the sale month...fingers crossed.0 -

How is your house being advertised?
Is it on rightmove? websites? In the shop window? Does it have new to the market board? Is it advertised in the local paper? Do you have a sign up...0 -

Andy yes to all, it has a board, but it's in a cul de sac so not sure how effective that is. It's on rightmove and other sites, in the local paper, and in the shop window. One of the reasons I chose the agent was their location, they are right in the market place in the town so they get a lot of passing traffic.
I guess it's just wait and see, I'm sure it is just a time of year thing, it is a family home after all, and I wouldn't want to be viewing with kids in tow.:A

Not very helpful to you but we put ours on the market last Thursday lunch and were agreed with solicitors / survey etc. by Friday lunch, so there's definitely a market out there .... What about a 'marketing bonanza' have an open day where drop in viewers welcome (hand out leaflets in the market-place). Blatantly advertise everywhere - I know it feels like you're doing the estate agents job, but sometimes it helps ....
