3 weeks no viewings

My house has been on the market for 3 weeks but hasn't had a single viewing. I realise 3 weeks is no time but I did think we would have something by now. The house isn't overvalued compared to other properties in my area, I made sure to put it on at a reasonable price for a quick sale.
Is August that dead in the housing market? How long should I leave it before I start to worry? The estate agent said it was a quiet time, and I'm sure that's true. But I keep reading/ hearing of people having a surge of viewers in the first couple of weeks, then it all tails off.
Of course I will give it more time before I even think of doing anything, I am really just curious if this is normal for this time of year?

I think I have read in places that summer is the busy time in respect to the housing market.0

We have just put our house on the market, the agent said not to expect any viewings till Sept as people are on holiday and kids off etc etc.
She said it goes mad the start of Sept with people wanting to get in before Christmas with all that goes with it.Oh....I'm not going to lie to you......At the end of the day, when alls said and done......do you know what I mean.........TIDY0 -

A relative put their overpriced London flat on the market last week and has already had an offer *over* the asking price.
Meanwhile, here in N Essex, things seem very quiet.
The market does seem very patchy. Stupidly bouyant in London, dead elsewhere.0 -
Obviously this does not apply to certain parts of London I beleive but the summer months are historically some of the worst months of the year for selling, with people taking the summer holidays and kids being off school there are less people looking.
My experience is that once the kids get back to school the market picks up significantly and September/October and November are good months for selling.
Perhaps you could ask your agent how many people they have spoken to about you property and what response they have had.My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -
Our estate agent has also said that we need to get our house on the market by end of this week as September is always very very busy. He's coming to do the photos this afternoon. I'm in Wiltshire.My sig's too large, apparently - so apologies to whoever's space I was taking up.:lipsrseal0

I know August is quiet...but then someone across the road from me sold on the first day it was put up (two weeks ago) and I would of thought you would of at least had someone around viewing.
Please don't take this the wrong way but have you looked at your "kerb appeal"? Many people (myself included) have a drive past properties before I even look inside.
I know that a friend of mine was selling her house ( pretty front garden etc)and when I turned up one day to have a chat there was so many cars out the front it looked really cluttered...her husbands, hers and two teenage sons plus mine. If thats the case it may be worth asking a friend/neighbour if you could use their drive for one car, put one in the garage etc. Also another time I popped around her teenage son had three other friends around with cars while he was fixing his. I'm not mean (honest lol..I have four teenage children myself) but if this is the case perhaps it would be worth asking them not to bring friends/mates around for the next couple of weeks and explain the reason for it.
And the obvious painted door/plant pots/clean driveway/weedfree garden etc. etc. which I'm sure you've thought about.

Are there any areas in the typed details of your home (which they hand out)that could be improved upon?...or perhaps a new photo for the description? (even take one in yourself on your digitial camera?) ...have you got just one photo on the description?...sometimes if your garden/kitchen/lounge etc is nice they'll take another photo and put it in the details..its worth asking.0 -
