    Don't like the sofa under the stairs, my first thought was your living room was actually the hallway! Definitely DO NOT put the sofa in from of the patio doors as you should be able to freely access it, put the sofa against the wall, TV under the stairs, maybe armchair to one side of the patio doors. What is the grass covered thing in the patio area? I'd take that out completely as it is a mess and taking up space that could be used for a table and chairs.

    If you want to move by September you MUST accept an offer in the next four weeks and that sale MUST NOT fall through. You need to price to sell or accept you may only be out by Christmas. Have you researched land registry sold prices for your estate?

    Oh come on, I know people here are picky about house photos and selling but do you honestly think toothbrushes on a sink would put people off???!!! Do you not think the buyers are going to put their toothbrushes there too when they move in?

    The new owners will probably leave a bottle of Harpic and a manky cloth below the WC. That's no reason to include these in the photos which are intended to ATTRACT people to the house.

    Bottles of shampoo, shower gel, drain cleaner, domestos, toothbrushes, toothpaste, razors, shave gel, underarm deodorant, feminine hygiene products.... all have their place in everyone's lives, but they don't have a place in the photos of your property (or at the viewings) when you're trying to sell it.
