    The photos are too dark. They've been taken in bright sunlight, and the photographer hasn't used fill-in flash to illuminate the shadows - result is they look VERY dark, and I'd suggest this may contribute to your lack of interest.

    If you're re-taking the bathroom photo, take the shampoo and shower gel bottles off the bath, along with toothbrushes and toothpastes off the basin. It may be the way you live, but you're sellling the house, not your lifestyle.

    Move the sofa and armchair out from under the stairs. If it means moving the units with the TV etc and putting THEM under the stairs, then do it

    What on earth is that on the floor in front of the patio doors?

    sorry, but your lounge photo's alone would put me off, so dark, dingy & cramped looking. crick your neck under the stairs type of thing going on :(. i hope the new photo's do it justice for you.

    Oh come on, I know people here are picky about house photos and selling but do you honestly think toothbrushes on a sink would put people off???!!! Do you not think the buyers are going to put their toothbrushes there too when they move in?

    I saw a house recently where I felt the main bedroom was too small. The EA replied that they had too much furniture in there (double bed, two bedside tables, one wardrobe and one set of drawers) and that if the room just had the bed in it you could see how big it is. Who puts just a bed in their bedroom and their wardrobes elsewhere! I want to see rooms used as normal rooms, not as impractical showhome rooms with nowhere to put your stuff.
  • We have had house on market since september. Happy to take offers and no chain. Plenty of viewings - reports good but none have sold own property so can't move - there are 2 others in street - same price - same problem.
    Am expecting to have to wait 2 years.

    The photos are terrible - shocking. It might not be dark as the camera has to try to adjust to that really bright light coming in through the windows but that perceived darkness on a sunny day it would put me off viewing immediately, no matter how nice everything else in the house was. I couldn't even be bothered to try and look at what's in the rooms or the dimensions. The photos need retaking immediately. The EA has done you no favours at all when that first hit on the website etc is supposed to attract people - RM emails me every day with new properties on the market. If I've already discounted something, how likely am I to go back and look again?

    The garden picture is not good - needs to be taken from inside the house to get a proper idea of size as even if it's very small they are standing in part of it and that means we can't see it. The pic it needs to be taken at a different time of day when the garden isn't in shade. The box in front of the garden door strongly indicates to me that you don't use it, so I start to wonder why...

    Your agent really needs a wide angle lens.

    I've just looked at the other properties with that agent - did you not look at what they were selling when you picked them? I'd have dismissed them immediately. I've looked at another three houses.All the photos are the same - there is either something wrong with the camera, or the person taking it (both IMO, why can an agent not appreciate how important photos are??)

    You don't sell a house for half a million pounds and have photos the same as yours - dark and streaky. It's totally unacceptable on any house but I'm totally shocked at the audacity of them considering the commission they would earn on £500k.

    Bad, bad agent. If they don't care about that then else what are they lacking on?

    EDIT: Just looked at another house "Don't let the access put you off viewing" !!!!!!!?

    They have 108 houses on the market and not one is showing under offer...

    I would assume the EA took the awful photos. They're an awful EA if they agreed to put those photos on.

    Seriously. If that's the first thing people see they're not going to bother viewing such a shadey house.

    Is the house looking to buy?
    The property would make an ideal first or investor purchaser

    As already posted several times, the photos are awful - make the place look very dingy and unwelcoming. Looking through the EAs other listings all their photos are like that. Owner of this property must be furious, for the money they are handing over the EA has really done a half-assed job.

  • I have had a proper look and these are my thoughts

    1. Photos. The idea is right, nice and uncluttered, good views of all the bedrooms, but the execution leaves something to be desired. Does the EA not understand you need to switch all of the lights on? Someone needs to do Photography 101 pdq. Also there is only one bedroom photo. You need to show all bedrooms.

    2. Looking on nethouseprices I notice the peak price for a terraced in Sept 2007 appears to be 146k. That's number 4 and I assume one of your near neighbours and a similar property. Number 6 appears to have sold in Dec 2009 for £100k, which was four months ago. If number 6 is similar to your property you are going to need to explain to a buyer why they should pay some 25% than what was paid for your neighbour.

    3. Once you have sorted the photos (I'd also recommend a floor plan), your next problem is finding a buyer. Your property is an FTB property and the most generous mortgages tend to be 90% LTV on 4 times salary. This means you need to find an FTB who has access to £12,650 to put down as a deposit and can get a mortgage for £133850. Dividing this by 4 would mean a salary of £28k. This is assuming the mortgagee is single, perhaps others can advise on joint salary requirements. How likely do you think it is that you will find such a person in your area?

    4. I clicked on the "See more properties like this" link and it threw up the following in your price range.

    (Sadly I cannot link because I am a new user)

    They are
    (i) 2 bed semi (appears extendable, a big selling point to my mind) for 129,950
    (ii) 2 bed terrace (appears larger than yours) for 127,500
    (iii) 2 bed terraces for 126,500 and 124,950 respectively

    You need to give some consideration as to why you feel someone will plump for your house and not that of your competitors.
