    What percentage below the asking price are you offering to ensure a quick sale?

    Not sure what you mean?? We haven't priced it to sell quickly, but with our second baby due in Sept and currently being in a 2 bed, we're keen to move as soon as possible yet still get a reasonable price for ours.

    What is being asked is not necessarily what a house sells at. Have you checked recent sales prices as well as asking prices?

    Yes I have. As I said, we did this before even meeting any estate agents.

    I know the selling price is often not (and usually below) the asking price, so surely the asking price needs to take that difference into consideration to allow for negotiation.

    Who are you planning on negotiating with if no-one will even come to view it? I'm confused.

    Given the majority of buyers watch the usual places for new property i.e. RightMove very closely. if it hasn't attracted those who have been looking already for a while then there is something either with the pricing, description or the property that hasn't even provoked even a speculative visit.

    Sept is only 4 months away. Allowing 6-8 weeks for mortgage, legals etc and a couple of weeks for you to find a house you like and get an offer accepted, you need to be accepting an offer in the next 2 months. I would say in the current market that counts as needing to sell quickly!

    Is that not a sensible thing to do if by some chance we do get a viewing and even an offer at some point??

    Yes, I'm very aware that perhaps there should have been some interest so far which is why I'm on here today asking for some advice.

    But if you've 'over' priced it with the view to then negotiating it and accepting lower, there may be benefit in having a lower price initially with little negotiation built in.

    Is it in a town/city or rural? Is it likely to appeal to FTB or people moving up the chain? Is it priced the same as similar properties or are you higher than other similar ones. Has it got anything that makes it stand out from other properties in the area that you can leverage against?

    As the chap/chapette above said, if you want to be in a new house by Sept you need to sell quickly. I take it you are placing your house at the bottom end of the local range for the type of property.

    TBH, I don't think you will see much interest this side of the election. At what point will you start reducing?

    I think if you really want some good advice, you'll need to post a rightmove link or give greater details about the property (your asking price, asking price ranges in the area, selling price ranges in the area) and a roguh idea of the area (schools, links etc etc)
  • Just the first week is a bit early to worry, suggest you have a word or better still pop into EA and ask them to review the hit rate on right move. They should be able to show you how many people have viewed it online plus how many have looked at more detailed pictures of the property.

    The agents have access to a lot of data on who visits RightMove and will be able to show/explain how your hit rate compares to others they have on the market. It's not a perfect science but will give you an idea of activity.
