On market 1 week ago but no viewings yet

Hiya, Looking for some advice from seasoned buyers & sellers. Our house went on the market 1 week ago and have had no interest so far. Spoke to EA yesterday and they said the last 2 weeks have been particularly quiet but they are hoping it picks up soon (they're not the only ones!). I want to do all I can to make house appealing and make sure it is well-presented and well-marketed, but has anyone got any tips on how to do this?

    You're panicking quite early on! A week is no time at all, and your EA is right, it has been quiet for the last few weeks. Have a search of the board about tips to make your house more sellable as there's been a lot of threads on the subject but in a nutshell: price right, declutter, get good pictures and description, fix any small odd jobs, tidy the outside of the property.

    I kind of hoped for influx in the early days and don't want to be in situation where it's been on the market for months and months - won't buyers wonder why it's still on the market?

    I'm happy with the asking price, have already asked for some photos to be replaced, but they've yet to be uploaded and tidied and fixed things before it went up for sale.

    I'm just not very good when I don't feel in control.

    Mines been on 4 weeks with no viewers... Im being told its quieter than usual too - plus I'm in an area in Scvotland where market is slow anyway at the mo. dont worry too much although easier said than done!

    A friend put their property on the market 3 weeks ago, had 14 viewers in the first two weeks and none since.

    Estate Agent says its the norm for a burst of interest upfront when new. Thinks its stagnating now because of the election, the post-initial marketing interest has faded now they've completed marketed it to their existing customer base and because instructions for sale have doubled in the last two months while sales have dipped.

    Lots of properties on, not so many people buying.

    Quiet means the EA has no one on their books interested in your type of property.

    Thanks for your replies. Was only reading in the news this morning that sellers are starting to outweigh buyers. Guess it's not as good a time to sell as I thought it would be. It's too late now though and we desperately need to move anyway!

    Not sure what's more frustrating - lots of viewings but no offers or no viewings.

    You might be but have you checked sold prices locally to make sure that it's realistic?

    It's too early to panic but you should check out local pricing anyway.

    Absolutely, we did this before we even had any valuations done. Also checked what property similar to ours is currently on the and used the info to pitch an asking price

    What percentage below the asking price are you offering to ensure a quick sale? I am unsurprised it is quiet at the moment. I am looking to buy in the next year or so, but I want to see what happens after the election regarding cuts, tax rises, job losses etc etc before doing anything. I don't want to buy a house only to get made redundant post election!
