    I see your point Woby_Tide, but that isn't how we approached the pricing.

    Similar sized properties in the local area are currently on between £119995 (described on agent's site as being "well priced for quick sale") and 139950 (corner plot), with the majority on for 125000-130000. Sold prices are a little trickier to get hold of as the records tend to be at least 3 months behind, when the asking prices around here were alot lower. We're talking 105000-110000 back in Dec but I know off the record they've been selling for about 115000-125000 recently.

    Happy to wait until after the election for things to pick up, it would just be reassuring to know that I'm doing all I can. Wouldn't think about reducing in the near future, unless house prices in general took a tumble.

    The photos shown on the website at the moment are being replaced with fresh ones and are being uploaded as we speak. Hopefully they'll be much better.

    Just the first week is a bit early to worry, suggest you have a word or better still pop into EA and ask them to review the hit rate on right move. They should be able to show you how many people have viewed it online plus how many have looked at more detailed pictures of the property.

    The agents have access to a lot of data on who visits RightMove and will be able to show/explain how your hit rate compares to others they have on the market. It's not a perfect science but will give you an idea of activity.

    Yep , they couldn't be much worse, those are terrible photos at the moment.
    I'm assuming they aren't the new ones on yet?

    No they're not. Still in discussion over which ones to use as they are saying Ihave to have 10 photos on the website. There are only so many photos you can take inside a 2 bed house!

    I think the photos are fine, I would most certainly want to view.
    For the size of the house you have decorated well and made the most of what you have.:)

    The only thing that would put me off is the price, I couldn't pay that much for such a small house, I know that might be the norm in your area but houses of that size where I live are usually around the £100,000 mark.

    As the chap/chapette above said, if you want to be in a new house by Sept you need to sell quickly. I take it you are placing your house at the bottom end of the local range for the type of property.

    TBH, I don't think you will see much interest this side of the election. At what point will you start reducing?

    I think if you really want some good advice, you'll need to post a rightmove link or give greater details about the property (your asking price, asking price ranges in the area, selling price ranges in the area) and a roguh idea of the area (schools, links etc etc)

    On this, if you were considering reducing would you wait until a few weeks after the election? Would be interested in opinions. (Don't know if it matters but our house is on at under £125K.

    Thanks for your kind comments foxy-roxy. It's a tricky one with the price isn't it! I agree it's alot of money for not alot of house. Don't want to underprice it though as people may wonder what's wrong with it but the location tends to be popular and inflate the prices. In fact, we like the area so much that we want to stay on the same estate, just need a property with an extra bedroom!

    I think you should move the sofa out from under the stairs, even if that means putting it accross the patio doors, as otherwise it looks like there is no proper space for a sofa.

    Could you get the front of the house picture done without showing that you have to walk up stairs to access it, that could really put off anyone reguarly using a pushchair or unsure on their feet.

    Did you speak to many agents? We have recently sold and one of the things agents said was the market was very price sensitive, so no viewings means a quick reduction before people think it's been on the market for ages.

    Get the Property Bee and see for how long they've been on.
    Quite a few properties in my area missed their chance to sell in Jan-Feb because they overpriced.
