I'm not fussed about prison tbh. I'd have been happiest with all my property back and no pay off but her spending a night in a cell... she needs to be made aware that you can't just kick someone onto the street. I'm now homeless!0 -

I totallly believe what u are saying and don't understand why some people are almost OCD with suspiciousness? You have great strength of character and I completely understand how u could forget where someone's house is after driving there once several month's ago.
I've broken my phone 3 times lol. And unlike the overly suspicious person, I very often forget thing, get vague etc. don't follow things thru due to tiredness.
Anyway, I also wanted to say if the law says this person should go to prison for her immoral and illegal actions.., she should go. She may have thought she could get away with locking u out of the property because u were 6 days late with the rent (some people have a 'the property is mine and I'm taking it back' however against the law the attitude may be).., but I fail to see how anyone could think its ok to 'dispose' of another person's property. She is perfectly aware she hasn't returned all of it.
I think sometimes we can fall into the trap of expecting reasonable behaviour from everyone if that's how we behave.., unfortunately sometimes people have control issues, anger issues, trust issues or are just plain irrational without actually being certifiable (even tho they come close lol). You want to try living in my neighbourhood lol, I see it all the time. We had someone run us off an estate because they decided we had reported her son who was trying to steal our car. We hadn't and lets face it, he WAS trying to steal our car. A reasonable person would have seen that we were the victims not the criminals.., but it seems not. Six months of harrassment followed and there was absolutely nothing we could do. It didn't matter what we said (and we never said anything inflammatory) we were in the wrong. Hardly reasonable behaviour, and it happened out of the blue.
I hope u continue to pursue this. As has been pointed out, gawd help a single mum with kids having this person as her LL.0 -
The fact the bint showed up with her mum showswhat a weak person she is.
She thought she could watch some property shows and make a fast buck, but I bet the reality of interest rate rises is sinking in post election.
Take her to the cleaners then offer 30% off what she paid at the repo auction.
Chancers like this need a lesson.

In the end the landlady wanted to meet in a pub car park! She wouldn't reveal her address when I said I needed it.
I went to the police station and waited 3 hours for an officer to become available. The time came for the pub carpark meeting and the desk guy called me over and suggested I go and make contact myself (as no officer was available) to find out what was going on and try to regain some of my stuff.
So I went! I met her in a pub car park. She said I should know well enough what I'd done. When asked to explain she said she'd tried to chase me for rent and she couldn't contact me. I didn't mention the police or my contact with a solicitor earlier today. She tried to make me sign something about not wanting to live there anymore... I declined politely. She got angry. I declined again saying I'd read it properly when I had my stuff. She shouted "why can't you just co-operate?". I said I'm not signing anything without legal advice. Her mum was also there and suggested they should keep my stuff! But the landlady replied that she didn't want it.
I got some stuff. I know there's some stuff missing. Easy to track stuff so far like cooking utensils, my computer speaker subwoofer wasn't there (you can't miss it), I havent seen my laptop (but the backup hard drive was there). Not all of my books were there (I have a big collection... probably a couple of grands worth). I havent seen my girlfriend's military uniform (she'll kill me if it's gone! haha). But there is a BIG suitcase and 4 big bags I havent checked through (seem to be bedding and clothes so I'm not holding out much hope).
I went back to the police station and waited for an officer. Eventually one became available. I explained what'd happened. She looked baffled initially. When I mentioned that illegal eviction was a criminal offence under the Protection from Eviction Act 1977 she looked out of her depth, but she did really well in the end. She admitted she had no idea, left the room and came back with the legislation in hand. She asked how far I wanted to take it and whether I wanted the landlady arrested, fined and put in prison... I replied yes! She said she'd deal with the case herself and has given me contact details and an appointment to come see her later in the week.

With a touch of luck it will get in the local rag "hard-working doctor is illegally evicted by Rachman landlord who is imprisoned and has to pay fine of20k plus unlimited damages from her own pocket" It iwll certainly make other dodgy landlords in the area think a little more about their "professional conduct" and it will alert tenants to thier rights. Does she have other properties in the area.
You should also call your private lettings officer at the council as they may well be interested in this and should be recording it ( I dont know if the police would naturally tell the Private lettings officer, I doubt it personally)
Very best of luck with this- do do do keep us posted and do not be shy here, get everything you are entitled to, every bus fare, new charges and credit check costs from the new letting agent as this is a consequential loss. Etc.

Well - it became clear in the end that you had indeed been set up (by the landlady). The fact that she wanted you to sign something saying that you had agreed to leave says it all.
She has acted wrongly all round - including her illicit snooping a few days previously. In hindsight - said illicit snooping was a sign of trouble to come and it would have been a good idea for you to change the locks and secure your possessions (including laptop info) at that point - as she was obviously up to something.
So - speaking personally as to what I myself would do = I would contact her and say that I had made a list of my missing possessions/I was aware (phrase this carefully......) that she obviously had reasons of her own for wanting the tenant in the place out (whoever they happened to be). I would make it plain that she had until x date (a weeks time) to hand back all my possessions to me or pay me £y for them (ie their worth plus a generous "premium"). The chances are that she has disposed of the missing possessions unfortunately (hence why I think she may have to "buy" them off you...:(). Also specify that you need your deposit back (though presumably that is safely lodged elsewhere with that scheme I heard of recently for deposits?).
I would tell her all this - and then say "The other option is that I will bring the following legal action against you (specify what it would be) and, of course, its "entirely possible that this might end up in the papers if it comes to that" (that is the exact phrase I would use). You wont have said that YOU would be the one getting it in the papers - the implication is that the papers themselves might pick up on it on the one hand - but that, if they dont of themselves - you will tell them if need be.
IF I got everything that was rightfully mine back (including being paid over the odds for any of my possessions that were missing) - then I would personally drop the matter.
IF she still owed me money after this - then I would proceed to do exactly what I had told her I would do = take appropriate legal proceedings and, at the right time, go to the papers about it.

Of course - if things didnt work out at all and she got really nasty - then the fallback option (though it wouldnt help you personally with any missing possessions/money) would be to keep a weather eye out on the estate agents/Internet house sales. She has a reason for wanting you out this quickly - and I wonder what it is. Either:
- she wants the house to live in herself
OR
- she wants to sell it (double quick)
My guess is that she wants to sell the house - the only question is whether she has a buyer lined up for it already. I am guessing that the reason she got in illicitly a few days previously was to show an estate agent round the place.
So - you could keep an eye out to see if she is trying to sell it - and she might encounter a few difficulties in doing so.................;)0 -

seems to be more to this than meets the eye, Does she want to sell the property, or move into it herself or even rent to at a higher rent and therefore wanted you out. Anyone knows that you cant cancel a direct debt just a few days before its due.

Hmm. I'm surprised at how harsh people are on the OP. My personal phone has been broken for several weeks, and I've not gone to the effort of fixing it because I know that anything really important (i.e. getting evicted) should legally result in mail being delivered to my house.
I've also not got a landline.
In previous jobs where I know I'd lose things because of the nature of the work (and I can imagine being a doctor is similar), all I carry is my front door key, Oyster card, and enough cash for lunch. I've also walked out of the house and it hasn't been until lunch that I realised I've not got any cash or my cards with me.
I'd also expect my landlord to not do this.
But sometimes life throws things at you like this.0
