    Thank you for your post, but no i would not consider borowing against my home to invest in a but to let, my father has at least 12 buy to lets of different types both residential and commercial, and by far the most troublesome are the cheaper end of the market properties.
    I would only try this if you have plenty of cash behind you to spend on the property, as the expenses can be quite large and to be honest if you only have a margin of £200 ish left pm that will be easily swallowed up vith void periods, maintenance, fees, not to mention the damage which needs to be made good after bad tennants do a runner. I have myself decorated and cleared out empty properties, some tennants are fab , but some have left things behind which you can only imagine!

    I think the priority for me personally is to reduce our debt burden, once the house is paid for we will no doubt look into but to let then, but it would only be somewhere fairly close to where we live and the prices here start at around £150k for a 1 bed flat, so who knows, I might just prefer to never have another mortgage. :D

    I am determined to get organised today, we are in all day except for taking the boys to play football in mums garden.
    • Do at least 2 hours ironing
    • do small project for boys' homework (with them, not for them!)..half done
    • clean bathroom
    • slow cook chicken........... done
    • about 6 loads washing............done
    • do 2 hours work for dh
    • watch pirates of carribean 3.........done
    • do one poll and vo...........done
    • water plants out front....done

    Sounds like you have a busy day planned today!
    We went to see Pirates 4 last weekend and then have watched the others this week one per night. We watched number 3 on Tuesday night, but I couldn't keep my eyes open for the last half hour and ended up missing it!

    Hi newgirly, just reading back, sorry you had a bad weekend away, its always the way when you are excited about it and then everyone else isnt that bothered, it winds me up too.

    Well done on OPs so far.

    we are watching pirates on tv, I recorded them on my freeview box, so have watched 1 and 2 so far, to be honest they are not as good as I thought they were going to be, a few laugh out loud moments Jack Sparrow has some funny moments.

    I have to get used to watering plants again, I keep forgetting but at least it had rained lately :o

    Well the worst stuff on my list did not get done yesterday, and it won't get done today. Its the boys' friends birthday so we are taking them to see diary of a wimpy kid 2 then mc d's. Plus I now have all my family round for a takeaway tonight and the house is in its usual half term tip mode. I really don't have the energy for either at the moment.:o
    One good thing is I did clean and tidy the log cabin last night as some of the family have not seen it yet, plus I am taking photos to put on here at the weekend if dd can show me how!
    The ironing is now truly the stuff of nightmares and I have sifted out lots that I thought could skip be ironed just this once, it may have to wait until next week at this rate though.
    Dh wants to go see pirates of the carribean 4 (he's paying, although not sure how he has any money at the moment), and mum has asked us for a bbq sunday, as did the inlaws, but will have to go there next week.
    Its just so hectic and the log cabin still needs the roof and windows finishing, plus its not stained yet. As for the bathroom, thats going to be dumped in the conservatory for quite some time i think. We need more hours in the day.

    Anyway, I am looking forward to having a little bit of time to myself next week to catch up on some diaries and possibly join a couple more survey sites, I need to get in a better routine doing them, as I've let things slide lately, although the big food shop was a good idea I think, I have food stuffed everywhere in my kitchen, plus i've managed to lose 4lb since the weekends pig out, just by eating healthier stuff and no white bread.

    Yesterday was ok, we watched a film round my friends rather than go to the cinema, then all my lot round for a takeaway in the evening which was ok, however my aunt actually sat by herself indoors and watched britains got talent while we were in the log cabin having drinks. She then ate her dinner on her lap by herself in front of the tv, which i thought more than a little rude!

    Oh well, bbq round mums tomorrow, just us , parents and my little brother so nice and relaxed.

    Today dh wanted to go to a massive market about 30 mins away, however we got lost and it took ages to find, it was boiling hot but worth having a look, i got a bag of giant baking potatoes for £1 which the kids just had for tea. But most other stuff was quite expensive really, I am so used to finding a good deal now that I found that most of the stuff was not cheap at all. dh bough the boys 2 second hand old dvd's for £3 each which were probably cheaper new, oh well it's his money I suppose. He did buy me a grape vine as well, not sure where it will go yet, probably indoors though.

    I did manage a bit of ironing but its just too hot at the moment, plus I need to do a few hours for dh before monday as well. I did squeeze a few surveys in though.;)

    I know what you mean about being knowledgable about prices of things, it really makes you think twice about spending. Isn't is harder to get jobs done when the sun is shining. I have spent most of today sat in a friend's garden with DD!

    What a horrid day for a bbq, its poured all afternoon. I have brought some left over meat home, so may have to make a sausage pasta dish tomorrow, I even had left over crisps and rolls.

    I have been wistfully looking at houses on rightmove again today, one I like has been reduced again by 5k, now £255K, still about 40k more than we could go to and a drive to school not quick walk.
    I don't know why I go on there really, just to make myself miserable. Perhaps I should only look at places in rough areas that are a lot smaller than mine and it might cheer me up and make me appreciate mine more. ;)

    Either way , moving or not I am really fed up with having a mortgage, if I had my head screwed on it could have been paid off by now, so lots of time to make up. Ok moan over!

    I think a few of us are guilty of frequenting rightmove! I visited friends yesterday and the house next door to them (perfect house for us) has been for sale for a while. They seem to think vendor would take a drop in price but I can't cope with trying to sell this and don't particulary want to increase mortgage. The house is beautiful though and it is tempting.

    Other side of the coin, DD said today 'daddy in work again' i'd rather have the not so perfect house and a happier family life with both of us at home more.
