  • Wow you had tons of advice here and all good. I am very pleased that you have not taken effence in the coments ( after all you asked for it). We all know how we get attached to out house even though it might not be so nice to other people.
    You house looks great inside and with the right description , room sizes , good pics it will fly off.

    Im going to take a new pic of the front tomorrow- hopefully without a car in sight. I'll email this to the EA and make sure I explain about the other making the front window look cracked.

    I'm also planning on moving our bins etc from the back yard and taking a nice picture of that too.

    May very well take a new one of the kitchen- with a LOT less kitchen implements halogen heaters etc.

    I'm going to definitely push for the dimensions to be on the ad, because like you lot, I think it's a standard thing that is NEEDED!!!

    The room sizes (and more detail) ARE there if you click on ‘particulars’.

    A few darkish photos but not a bad DIY photo shoot. The property looks very nicely done up.

    Lazy bint - tell them to remove pic 2 then as it makes your front room look really narrow - not exactly going to 'entice people' whereas if there was a measurement people may realise it's a bad picture. Also floorplan is useful for layout - enticing people in is no good if the property really isn't suitable, they're just wasting everyones time there.

    If your listing 'entices' people to a viewing and they don't know the sizes, all you'll get at a viewing is

    "Oh, it's smaller than we thought it would be"

    One wasted viewing., possibly more. Waste of your time and theirs.

    If you want to spend your viewing time, or your agent's viewing time, fruitfully, you need to set the stage for your viewers, and manage their expectations. They need to know what the room sizes are before they come to the house. Possibly also the layout of the house before they get there.

    Don't use the outside shot as the first pic. Sorry but it's depressing, and I'd not look any further if I was a buyer. Use one of the internal pics as the main.

    I'm with the others the outside of the house looks studenty or unoccupied, remove the car and add a tall shrub in a pot or a hanging basket for colour. The inside is very clean and well decorated, you can tell someone houseproud lives there! I'd take the rug up in your living area, not because I don't like it but I think it emphasises the narrowness of the room, I'd walk on the little strip of wooden floor between the rug and the sofa. Definitely clear the kitchen worktops and no mats in the bathroom.

    Have a look at this thread for what photos should look like.

    As for 'not putting sizes on right move to entice viewers'. I have never heard such a load of piffle. The house is the size it is. If it is not big enough, people won't buy it. They will come and view and they will be disappointed and resent both you and the agent. If you put the sizes on, it may deter some viewers. You will have saved their time and yours - viewers who feel conned will not offer, so it si a waste of time. Frankly, that soundbite is enough to make me suggest that you ditch the agent ASAP. Agent - are you listening?

    Also looks like you have two small living rooms (with a sofa in each room).

    Can you not make the biggest into a proper living room (with both sofas) & the other the dining room?
