If you're not going to have much detail on the description then a floor plan is a must (although I would say a floor plan is a must anyway). Rightmove produce stats on click through rates and give this to agents, and a floor plan is something people look for. At the moment there is a very little information on there.
100% agree with the others about the car in front too. If you were selling your car on Autotrader you wouldn't put up a photo with something like a bin blocking bits of the car. The same should apply to all products.
I don't like the ALL CAPS intro either. And why feel the need to say a viewing is recommended, when would they ever not recommend it!

One of the favourites round my way is
"Early viewing is highly recommended to fully appreciate the quality of accommodation on offer"
Oh, so if you don't view it early, your critical faculties are dulled, and you don't appreciate quality any more.....???0 -

As long as the asking price is right, I suspect most buyers in that area know pretty much what a 2-bed mid terrace on Walney is like. Enough to know if they’re interested in viewing it that is.

Don't you think the fact that so many people miss that information means that is a terrible way to advertise the properties details? (on Rightmove at least). The site's users expect all the information in one place, not to have to open a separate PDF.
You also missed the point about the CTR when a floor plan is used. Under each property on the results page it says something like "More details, 6 photos and floorplan" - when a floor plan is present more people look at a property's details even if they might have some idea what the layout might be like.0 -

Am going to ask again about getting the room dimensions put on there- not_loaded does have a point tho, most people round here know what they are getting with a 2 bed terrace on walney island.

The house last sold for £79,950 (according to houseprices.co.uk) on 22/01/2007, but maybe the OP has made a lot of improvements after purchase, or this area (I don't know it) hasn't been touched by any market correction and prices are buzzing on the up-and-up.
Most recent record shows the house about ten doors down went for £69,000 on 02/10/2009, but you try and get what you can from the market when you're selling, and maybe someone will snap it up at around the price they're after.0 -

I always like to see measurements and a floorplan.
Now I'm not saying I'd never consider a house that didn't have those details but if there are 5 similar houses on there and I can get the details I like for those then your house is going to be #6 on my list before I've even thought about anything else. Not giving me the information I like to have isn't very "enticing" of them when other houses that might have that info are a few clicks of a mouse away...If you don't stand for something, you'll fall for anything0 -

Between the tired old phrases and the "not giving the details entices people to take a closer look" idea I get the impression of an estate agent that doesn't really understand the web and thinks all they need to do is essentially put the same old stuff online that they used to put in the local free papers.If you don't stand for something, you'll fall for anything0 -
