Although DD has done her full 3 year and now her Masters - she's just got her dissertation to do over the Summer (due early Oct) - fingers crossed their graduation days next year don't fall at the same time! (different unis....)

Message received from Lettings Agents last night that the tenant has given notice, so will be moving out in August. Unexpected, to say the least. Dithering over what to do - get another tenant (in an increasingly problematic property due to type of construction which is not compatible with 'modern' living (ie: heating/ tumble driers/ double glazing/ people not venting their homes as much) or sell. Moving towards selling - DH is considering getting a different property then (would mean a slightly increased mtge, but given that he now has a salaried role and the BTL is our only debt, that (theoretically) shouldn't be an issue.... and we'd only have the additional Stamp Duty to pay at the mo... but I'm not sure I want to be a landlord any more, tbh - I like the idea of the relatively-passive income, but not the upkeep hassles (and in reality DH has nothing to do with the property....) so we may have a lump sum to deal with later in the year (assuming a quick-ish sale!) - not that there's anywhere decent to hold funds at the mo! A bonus of getting rid of it would mean I no longer have to do a tax return (after the year in which it sells), too - yippee!
Off out for coffee in someone's conservatory or garden this morning (depends on weather - which is looking lovely right now) - a lady I invigilate with in her mid-late 70s. She's lovely and can talk the hind leg off a donkey at the best of times - goodness knows what she'll be like after hardly seeing anyone for several months!Suppose I should get ready... (sat here in jeans and a pj vest top! - not the best ensemble for visiting anyone!!)

Most lectures will be online and virtual until possibly February term, so lots of student landlords are suddenly finding themselves with no tenants . It is totally understandable, but I had to tell one of the ladies I volunteer with not to hold her breath, when she said only 1 of the 3 girls she lets to is renewing her lease for the coming term, but the letting agent said filling the rooms should not be a problem. Then again with stamp duty going for the next few months, you might get a quick sale if you put it on the market.

Thankfully the student issue won't be a problem for our BTL, as we're not massively a student city (well, certainly not our part way out in the almost rural 'burbs) and it's a 'normal' BTL. Hoping someone picks it up with the lack of stamp duty
It's just under a mile from our house, so we know the area, having lived around here for the last 29 years since we bought our first house (wow! - how did that happen?!)
Saw a parakeet flying around yesterday morning (6am) - not sure if it was a recently escaped one, but have seen no 'wanted/ missing' posts on local social media, or whether it is a now-wild one. Was an interesting sight, and makes a change from the usual pigeons/ blackbirds/ starlings/ finches etc
Last week I managed 4 sessions on the rowing machine, 1 zumba online session and 5 walksLooking to see what I can achieve this week
- hoping for similar, at least.
Saturday morning was lovely, catching up with 2 colleagues in one of their gardens. Super sunny - I got burned on my one arm. Then in the late afternoon best friend and her hubby came here for a few hours (in the garden) - it all felt very social! We booked to go out for a meal late Aug for her birthday - the 4 of us. Where we've booked has little summerhouses set up in the gardens, so you can eat out even if it is raining. They're only suitable for 4 people, I believe - and look so cute! Must've cost a fair whack, though.
Currently sat on hold to travel insce co - online system appears broken (and has been for several days) - 40+ mins and counting...... sigh... could be a long wait! (tried twice earlier and gave up)

Be super careful with your sunburned arm. I burned my upper arms years ago in Florida (one and only trip) standing on a beach for maybe half an hour and I still get a big reaction to sun on my upper arms, over 15 years later. Lots of moisturising with aloe vera soothes it but no idea if it helps with the skin damage.

Was DS3's last day at primary yesterday - obviously didnt go how it was originally planned but they still had a fun time. That's 18 years at that primary over and done with now for the greent household! And 4 different secondary schools
- talking of which, I have an appt on Moday at the school shop.to buy his uniform. Such fun...! We shall not be venturing to many places in town - i have a list of 3 in total - I haven't been into town (or any form.of shopping centre) since before lockdown (I think we dashed in on march 21st and raided Pr1mark for tshirts for DS2 and jeans for DD) - will be weird!
