from a sellers point of view, Just be friendly. when i walk through your door lift up your head and smile, if your doing something else, smile and say "i wont keep you a moment". this makes me feel that if a potential buyer walks in then you may actually want to help them and sell them my property.
i shall try not to harrass you every week but set a schedule on your computer and if you have not dropped me a courtesy email, even if it just says "you have had 3 hits on our site on your property inthe last 2 weeks". just so i know you still remember about me.
let me know any feed back you obtain from viewings, even if negative
when taking the pictures tactfully suggest things that would make them look better, for example if i have forgotten to put away the ironing (which would never happen) then just suggest we move it out of shot
be honest and human. im trying to sell my house, not take over the world so just talk to me like a normal person
keep eye contact
and dont act like you need to be/or would prefer to be somewhere else

Having set up the 'dream EA' thread I'm not sure I'm comfortable with the direction it is going in.
Monkeys Bunny is perhaps the most valuable comment in the latter half of this thread so far. Thankyou for writing it. It seems that perhaps the best way to design a dream EA is with common sense. As I've posted previously, I treat people as I would like to be treated.
Yes, there are bad agents out there - we all know it. But the same is true for every profession. I did not become an EA nine weeks ago for the money, the flashy suits or cars, but for a different reason.

Well...a thread on EAs has gone horrible again. Sorry OP, was bound to happen at some point. And no missm, I don't get commission. When the market went parp, we were given the choice of shutting 2 offices for good, or everyone losing their commission. We chose to keep our jobs! It's not been put back in place yet because we're not sure of the market. The problem is that EVERY thread about Estate Agents/Estate Agency ends like this. It's due to the small-mindness of a small majority on these forums that get excited about sitting behind a computer screen and spouting the same rubbish that's said time and time again.
Posting on these forums is a thankless task, as is Estate Agency in general. We are an easy target, something I realised a long time ago.
Don't stop posting though!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

Is there a chance you will get commission in the future? My new thread "Fixed Price Estate Agents V's Traditional Estate Agents" was set up as an ongoing thread and poll so that we can gauge the changes in business models as they alter over the next year or so.
I am sure the thread will gather momentum as things change in the property market.
Poll is showing a 62.5% vote in favour for traditional estate agents.
That is a big swing from not so long ago when traditional estate agents cornered most of the market.
I note from poll details that you have not yet commited to voting, still undecided ?0 -

I merely disagree your version of events, and it seems I can do it without resorting to accusing you of 'hitting a nerve', 'raining on parade' or similar. As they said in a famous American show of the 50s or 60s.... "Jus' the facts, Sir/M'am".
I include the stats as a polite way of pointing out that, despite your assertion that my posts have "relatively little substance", the other users of this forum are voting with their Thanks buttons on this one. I've seen other internet forums where the same effect was accomplished with a phrase like "You've been here 5 minutes. I don't think anyone gives a rat's *ss what you think......" but I wouldn't even dream of saying that anyone here .....

Sigh, in an attempt to get this thread on track I'm going to pick you up on this MissM. I'm not picking on you, just trying to get what I think is an important point across to all EAs.
I very recently sold a property. A number of agents were invited to value.
Did the bright young thing who tried to impress us with how great their agency was get the job? No.
Did the very attractive lady (in very high heels and a lovely suit
) who spent most of her time on her mobile while she wandered round picking things up and putting them down with a look of disdain on her face get the job? No.
Or the bright young person who arrived full of enthusiasm; had done their homework, knew the area; knew the property history; knew about recent sales in the same building; made us feel as if our home was really special and, even though the market was at rock bottom at the time, got us loads of viewings in the first week and a solid buyer within 6 weeks. Did he get the job? Oh yes, and almost £10k in fees.
So it makes you chuckle to think that nervous and insecure sellers (which most of us are at the outset) might worry about the effect your heels might have on their floors? Then you are subliminally telling potential clients you are more interested in your own image than you are in them and what they are trying to achieve.
Am I getting through to anyone that a good attitude and some respect are essential?My first reply was witty and intellectual but I lost it so you got this one instead
