You've crossed the line now.....I'm an Estate Agent, not a chav!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

After reading some of the comments on here, I'm wondering if their is a difference...!!.....:)0 -
A couple of suggestions I have based on my experience.
Do not try the guilt trip routine by telling someone that the whole chain is ready to exchange except them when it clearly isn't true. An EA told me that the "unnecessary" questions my solicitor was asking was delaying the whole chain. The causes a lot of stress and worry, not to mention anger and annoyence when later on someone else in the chain has their mortgage application turned down.
Do not try the "this one has just come on the market so we don't have details yet" routine when the property doesn't meet the requirements the buyer has stated but does happen to be at the top of their budget. They are never going to buy that house so the viewing is just a waste of the buyer and seller's time.0 -

Answer the phone in 2 rings. Nothing bugs me more than waiting for someone to answer my call - sales can be lost when people have to wait! What you lose on the swings you gain on the roundabouts :j0

What planet do you live on?? Do you think we sit around letting the phone ring for ages before answering it? TBH if you are the kind of person that would cut their nose off to spite their face if the EA answered on the 4th ring then you are the kind of buyer that I just wouldn't want my Vendors to sell to.....nightmare buyer! My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. I would be worried if an EA answered within 2 rings...it means they have little else to do than wait fo that call to come in....2 rings! rolls eyes....0 -
