I don't think you need house doctor, if agent is saying drop the price then it probably is too high. Yours is a nice house, well decorated and clean, but as others have said, it looks unlived in and unappealing.
Ok, there's a 3 bed in same area on same page as yours (first house), costs slightly more but the pictures are just so much more inviting. I'd view this one in preference to yours every time.
I think the reason is that it looks so homely, flowers, plants, rug etc, it looks clean and uncluttered like yours, but lived in too.
So if I was dressing the house to sell my suggestions would be:
Retake some of the photos and add some items (beg, steal, borrow etc)
A few houseplants/vases of flowers, a small amount of "clutter" in the kitchen, fruit bowl, mug tree, plant on windowsill etc
In the living room I would add a rug (under a fiver if you shop around), bathroom - plant or something on windowsill, soapdish or sponge on bath or sink.
Better photo of dining room, showing more of the room and maybe dress the table for dinner. Plant and couple of scatter cushions in master bedroom. Rug in both other bedrooms (reuse one from downstairs if needed).
Couple of potted planters and chair/table on decked area outside.

I definitely echo other posters comments about asking the agent. Tell them you would prefer an honest answer as you do want to sell, and ask what they think would help it sell, what they think of the price, what you could do to help things. I find it difficult to believe people would genuinely be put off viewing an immaculate house, that's not an excuse I've ever come across.

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
