Help me get my house sold!

Okay Ive had my property on the market 7 months with 3 viewers and one offer. The offer is not valid as its subject to sale.

I have lowered the price 10K and changed estate agents as my old agents were useless.

My agent tells me there has been many hits on the website etc.

I have put a pointer sign on the main road to my development to try and help sell the property.

Any other advice?

    Do you have a "rightmove" link or simular to post please, so that we can see the property, its i bit hard to offer advice when we don't know what your selling!

    Nothing wrong with it...The problem is your timing..we are maybe at the edge more price drops and people are holding off to see what happens...if you look at the amount of house sales in the last few months they have gone down and january was the lowest for many years...i have just bought a 4 bed detached with plenty of land in cheshire and the house was on the market for three years and i got it for 178k down from 270k at peak.....this is what you are up against.....good luck.....people are expecting plenty of money off before being tempted..

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I was expecting something in bad condition or really expensive. My only reason for not looking would be that it looks too tidy. I would not buy anything that had been done up by a developer just for sale and your house almost looks like that. Perhaps I am unusual but I like to see some evidence that it has been a family home. I like the room with the cot, but where is everything else? I don't mean clutter it up, but I look and cannot imagine where my things would go, e.g. bookcases or tv.

    If you haven't had many viewers maybe its that. I am sure others would disagree. Obviously I don't know on price or area so thats all I can think of

    I can't be much help really because I don't know the area - the property looks fine to me. I'd not want a property with oil because I wouldn't know where to start with it.

    Does it have to be on your listing?

    It is the time to sell, as so few are going on the market and those that are, are selling fast. a Real sellers market.

    what do the agents say is the problem? they are best placed to advise on what you can do.

    again, the choice of agent is crucial. I avoid national/chain ones like the plague. They tend to over promise and tie you in.

    Thanks for the input, the agent I am using is local - 2 minute drive away which helps.

    Our house is well priced as there is a detached house in the same area, same size as mine on the market for 15k more.

    The agent has recently sold a semi in the same area, similar size to mine for £130,000, take into consideration I have a large side garden also.

    Its listed on all the websites.

    The selling price of one house and sold price of one other doesn't tell you anywhere near enough about the market, can you give us a selection of land registry sold prices for your street or area over the last two years?
