Lovely house, well presented and seems reasonably priced. Have you asked the agent for feedback on the viewings? At least then you've got a buyer's perspective and it might highlight areas of concern. Are the agent pushing your house? I'd get a friend to ring and make a general enquiry to see how their selling is. If you're not happy then change agents. Sometimes a change in agent will stir up some new interest. Three viewings in seven months seems not enough to me and I'd be start by asking the agent what's going on. Why do they think it's not sold? Have they stopped pushing it, because of the offer? What can you do to gte it shifted and what are they going to do? Give them a nudge and make them earn their money. I just changed my agent 3 weeks ago and since moving to them havent had a viewer.
I contacted them today to see if there was anything else I could do and he said drop the price another 5K although I cannot afford to drop it anymore.
First viewer said our house was too small - WHY DIDNT THEY READ THE BROCHURE
Second viewer made an offer but subject to sale and that was back in September
Third viewer said he seen another house he liked better0 -
NI prices are 40% down from peak.
I suspect a lot of the market is grid-locked by those in negative equity who cannot move on, reducing the number of viewers/buyers.0 -
TBH it looks like a lovely house.
The only thing I would comment on is that the details say 2 bathrooms, that to me is slightly misleading. I would expect a second bathroom (ie ensuite) if the details say 2 bathrooms. A seperate toilet does NOT make it a 2 bathroom house!
Bad timing as pp stated. Stick with it, we moved a year after we first put our house on the market and we did not drop our price. (But then we were very competitively priced to start with... We had several viewers that really wanted to buy it but had not sold yet).

Some of the photos aren't that great - they seem to be photos of items in the room, rather than the room itself? Like the photo of the bathroom is a photo of the bath, the bed in the bedroom, the table in your dining room/area, the swing in your back garden.
Looks like a nice house, though! I too would be suspicious of going into a house that didn't have anything out. I know everyone says to declutter and tidy, tidy, tidy, but I think there's a fine line between being decluttered and tidy and looking like you don't actually live there...0 -

go to a local estate agent which has been selling there properties
your paying good money to your agent--you shouldnt have to come on a website looking for answers

Maybe...a rack of magazines? Not weird cheapy ones like Take A Break, something like Ideal Home? I would make sure it was a rack, not a pile. To be honest though, there's nothing wrong with it in my eyes. Your lounge looks small, where is your TV? Kitchen, again, I sense it might be bigger than it looks in the picture. Those pictures look like the EA hasn't got the widest angle on the lens and that they've zoomed in too much-that's EXACTLY what mine used to look like before I got used to the camera. So..new pictures and from better angles. Can you move that swing and wendy house and get a better angle? Table and chairs on the decking? It just looks a little uninspiring at the moment.
I definitely echo other posters comments about asking the agent. Tell them you would prefer an honest answer as you do want to sell, and ask what they think would help it sell, what they think of the price, what you could do to help things. I find it difficult to believe people would genuinely be put off viewing an immaculate house, that's not an excuse I've ever come across.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0
