Looks overpriced to me. For 5-10K more you can get a place that does not look dark/shaded and has views over the countryside.

Having said that you should still get viewings, so drop the agent and go with another!
For every complex problem there is an answer that is clear, simple and wrong.

OMG the photos are awful. i just took a look and i cant believe they have put those on their. They are too dark. and i liked the house !!! well (from what i could see of it), but what put me of was the garden, they took it showing 75% of it in the shade!

These agents need shooting, they have no idea, but then they are not photographers are they.

If you werent so far away from me id come round and take some pro photos for you with my camera.

    Thanks anyway!

I sent a message to the EA today, as written above. They agreed to everything. Their excuse? people have been asking for houses with double garage or they have a house to sell.
Really? most people are looking specifically for a house with double garage? And if they had shown the house to people who had a house to sell back in November, maybe by now they would have sold theirs.

This house has views over the countryside. I would not buy a house because if this but I know most people are more interested in the views than the energy efficiency of the house

the estate agent doesn't "send people round", he can offer the details but if the buyer isn't interested they won't ask to view!

I would discard that house immediately without asking for further details because it looks unfinished especially at the front - the gravel looks as though it needs a lot of money spending on it to make it "finished" and I don't want to be doing that, especially at the price being asked!

I can't see pictures of many of the "features" that are mentioned which makes me wonder why - is there something to hide?
I would like to see a floor plan and both more & better pictures.

This is cutting off your nose to spite your face! If it doesn't sell then you lose a lot more than your agent does - give them your pictures & insist they use them.

Have you asked how many particulars they have given out? That's a bit of information my EA insisted on giving me at every opportunity. Didn't see much point myself but I suppose it shows they are doing something.

Personally (not that it's anyway near my budget!) the photo of the front (the "estate agent view" I think it's called) would put me off before I got any further - it looks like the house is in a sand pit, probably unfinished. I'm sure it looks a load better in real life but I would definitely do something about that picture.

The EA is coming with someone (a photographer?) on Monday to take the pics again. But I still think I am going to fire them for the one reason that they have not sold any houses around here for some time. So people here can say that all those with unsold houses have something wrong with the design of their houses. Also, on Monday I am interviewing two other EAs who have sold houses.

The EA has now promised to put the plans I gave him in the websites and the brochure. I don't think I will scan and paste here the existing brochure because people here will scream so loud I will hear them. There is nothing to hide, I even thought the agent was keeping a few things, like the walk-in wardrobe, as a surpirse for people who come to see the house but then they don't get them to come.

those pics are nasty they make your house look so small, love the flooring you have shame you cant see the whole rooms. the kitchen photo is the worst though it makes it look like a public toilet, i dont agree with the furniture issue though i went to see loads of empty houses when i was looking it didnt make a difference to me, but then maybe im special.

Yes, it is picture 1 which would put me off immediately. You cannot tell if it's gravel or sand and it looks like it may need a driveway and front garden putting in.Not a cheap or easy job for anyone.

As others have said, it would look more attractive to potential viewers if there was some furniture to dress the rooms.

Please dump the Winkworths. They are supposed to be professionals and they can't even photograph your property right. A 3 year old can photograph the same pictures for you.

You are on a moneysaving website and by giving them even a penny of your cash for doing such a shoddy job shows you are money wasting.

These type of people need to close down shop. Don't keep them in existence. Move to someone else.
