Yes she has been convinced that it will be better to show the house with people living in it because she wants to move in. But we have two small children who like to draw on the walls, drop things from the landing and drag things on the wooden floors.

If I change the estate agent I may come back and put his new photos, description, etc, but promise me not ask me to paint the front door white.

In the words of Columbo "just one more thing", while brushing my teeth I was thinking about the staging again. If you go and hire some fancy furniture for one day, and take some pretty pictures for the website and brochure, you are likely to entice some people to come and see the house, with high expectations. When they get there, the house is bare and empty. Is that a worse disappointment than not having seen the pretty pictures first?0

Having not had a single person through the door yet, I don't think you should worry too much about what might go wrong when someone does get through the door, but rather concentrate on getting someone to ring the doorbell.
As Doozer suggests, buying a selection of furniture and selling it after exchange might be cost effective, as well as allaying concerns over staged vs empty comparisons.
Even if you lost £1000 between buying and selling a furniture pack, that's better than it sitting unsold for another 6 months and paying the interest on whatever funded the build, surely?Act in haste, repent at leisure.

i think mayb e just recession is putting people off- but that house is gorgeous, i was expecting t see someting in bad tase or something really obviously off putting. the pictures are really dark though- there is one of the garden and its nothig but a dark shadow- looks as though you are north facing and have no sunlight at all- the photos deffinately need to go up- and if this agent is shifting this property id change- sack them as there is no excuse not to have any viewers and to put up dark photos with shadows all over garden- get a better agent this one is rubbish!!!:eek:0

Here is why I am not doing any more expensive fancy stuff: A clever developer came around here and built a group of 7 houses similar to the one on this link, prices £450-£550. He had them in the market with all kinds of EAs for months and, to cut a long story short, he ended selling them to a property speculator for a ridiculous price.
...so, he shifted them, and moved on to the next project?

Which other agents can you choose from in your area? You say there's very little passing traffic, therefore you have to choose one that will get you considerable exposure in other areas - perhaps one that has a significant web presence over and above merely a listing on Rightmove; perhaps with a more prominent high-street presence than your current one.
Would it be realistic to use an EA based in Nottingham rather than Sleaford? Would this gain more exposure to more passers-by?0 -
Sorry Googler but I am going to have to catch you out on this: the kitchen in this house, with a bit of colour, has the same colour scheme as the outside of my house that you say does not look right: blue, dark brown and white.
What can I say? The kitchen looks good with these colours, in its own setting and proportions. The front of your house looks mis-matched and dark. Others here have also said this. The kitchen doesn't have the brickwork or the grey lintels over the windows, which may be a factor.
A colour scheme that looks good on Sophia Loren might not work for Brigitte Bardot......0 -
OK Doozergirl, you are a bright designer too. I could write a very long message here about how you don't know the area and the finishes on doors and windows around here, how I think white PVC looks estate house, that you have not seen my shower fittings, that absoloutely everybody in the area advised me that anything other than pea gravel (block paving, etc) will not add a penny to the value of the house, how the materials on the drive and staircase do not have absolutely anything to do with each other, etc. but we will go on all night.
Yes, we don't know the area, but I can tell from just the front photo on Rightmove that the external finish on your house isn't a match to the neighbour, and I find myself wondering what the general streetscape looks like, and how your house fits in. Google street view hasn't got as far as there yet.
Maybe forming a driveway instead of a sea of gravel won't add to the price, but it might help you acheive a sale. I can see from the photo that I could drive a car in off the street, but I'd then be heading straight for the front door. Is the gap in the wall intended as a driveway entrance? If so, why wasn't the driveway entrance formed in front of the garage? Maybe there's a separate entrance off-camera, but if there is it needs to be shown
Don't know about anyone else, but I get seasick walking on big spaces of gravel like this; it shifts under my feet as I walk, as I step forward, the gravel shifts under me and I feel like I'm walking through treacle. I'd suggest forming some defined footpaths and driveway. Give it more definition.0
