Seriously though, the cold weather would put people off buying too... so while even im a bear i'll reserve judgement until it drops at least a few months in a row. Whats ironic is im starting to look to buy lol.
I don't think these stats in the short term make a lot of difference. Whether they're going up or down.
What they may do however is cause sellers to take your offer more seriously. We put three offers in on a good place in January, one low the other two quite decent but below the 2007 rate.
They rejected all of them with no attempt to negotiate as they had only just gone to market, lots of viewings, house prices are going up, and they wanted the 2007 rate plus about 10%. Which to be fair is what they would have needed to buy one of the other places that had been hanging around for months unsold that they wanted to trade up to.
Two months later and the EA is on the phone asking if we'd still go with our original offer.
Probably if the papers hadnt been full of nonsense about house prices rocketing again they'd have taken our offer at the offset and been sold and moved by now.
Instead they missed out.0 -
