The figure required will be stated on the surveyors report.0

Ok, which survey though? Or do you mean the valuation?
Jorgan, thanks again for all your help with this. I think a bottle of wine or something may be in order as a thank you, once we've got it all completed of course!0 -
Yep valuation survey.0
-
danielle21 - no chance. I bought my house last year new and can even get the builders to put things right for me - let alone for a second owner outside of the guarante!
ukmonkey - which builder is it? I have dealt with quite a few so can give you some idea of what to expect in terms of service.0 -
@plane_boy2000 - It's Britannia, based in Leeds. I don't *think* they're a national developer, I *think* they're more local.0
-
Havent heard of them so likely they are local to you. Not a bad thing as they have a reputation to protect in the area.0

Still no news from the mortgage broker. He is going to chase the lender on Monday if he's still not heard anything.0

Hows the solicitor doing ukmonkey? Did you find out when the 28 days was actually from?0
-
No news from Sol's yet, I'll ring them on Wed to see if the searches have come back.
28 days was from the draft contracts being received which was the middle-end of last week, but the developers have written to me and my solicitor confirming that they will allow us to exchange and complete on the same day and that this will be 28th September or sooner.
They've not mentioned whether or not we will lose the incentives if it doesn't happen within 28 days, but as far as I'm concerned it is THEM who have put back the exchange/completetion date, not us, so if they turn around and say that they're not giving us the £3k+£500+turfing (I strongly doubt they'd renege on their offer though) then I'd quite happily see them in court if it took that!0 -
Surveys received back, all ok.
Still awaiting mining survey report but I'd be flabbergasted if that shows any problems!
One thing that is mentioned is that Radon Gas is present (I believe this comes from Mining, in which case most of this area will be in the same situation as this area was, at its peak, one of the biggest mining areas in the country, if not the world to be fair).0
