Rented house end of contract, deposit etc

    i dont like this 7-10 days business...... internet banking takes 5 working days tops.... occassionaly 2 hours even ....

    if he brought a letter saying "no damage" why did he not bring a cheque or cash.....
  • I'm trying to be charitable here when I say that the funds could be in some sort of deposit account which requires giving notice rather than an instant-access one. That's what I'm hoping, at least.

    Yes or it could need one hop to get it out of a savings account and into his current account and a second to transfer to daughter. If each is a BACS transfer that's up to 3 or 4 working days each. Some savings accounts (like the phone ones) allow transfers to and from your own current account and no where else.

    I have just about burst a blood vessel I'm furious! The agent has just rang my daughter saying that she owes him 1 weeks rent and he willbe sending her the deposit back as stated in the signed letter he gave her but he will then be sending her a bill for 1 weeks rent. I'm sooo mad! He is saying this is because she paid the deposit in cash 3 weeks before moving in, then paid the first months rent in cash on moving in day 18th. The third month she did not get paid until 26th so she arranged the payment for when she got paid.
    She has paid 7 sets of full rent although yes that one might have been a bit late but she speak to him beforehand and he agreed, I think all the other payments have gone through on 17th but shes going to check later

    He gave the address of landlady to my daughter verbally and she wrote it down on the back of the letter stating the deposit would be returned to her bank account. The address was requested to be in writing though so should she remind him that she wants this in writing from him just in case theres a problem with the address?

    She hasnt done anything yet I wanted to ask here first but as it stands hes arranging paying the deposit back tonight he says but she has given him my address to send the weeks bill to as she is staying with me now. Hes saying a week because she moved out on 17th Jan but moved in on 18th June

    What should she do? ring him, text him, email him or write to him or wait until the bill comes and I really want the landlady address from him because if its wrong she wont know till shes wasted money going to court with wrong address will she?

    we always knew he was an inexperienced idiotic amateur slime ball... simple answer... Do nothing till deposit arrives, is in the bank, and cheque cleared....

    When the letter arrives asking for a full weeks rent, then ask him for a Full Rental Statement/Schedule for the whole of the tenancy ... this Rent Schedule should include headings of Date Rent Due, Date Rent Paid, How much ££ due, and how much ££ paid.

    IF he knows how to do this, then it should show that she owes nothing....

    You will then be able to see what an idiot he is.... He wont take her to court for one weeks rent....

    have you verified the address you have on the envelope is for the LL - looked on electoral roll in library ?

    this will soon be over...
  • Are you telling us that your daughter did not make her request to the LA for the LL's address in writing while she was still a tenant?

    As previously advised, you can log on to the Land Registry website and get the landlord's name and address for payment of about £4

    I reckon she should wait until she is in receipt of the deposit in cleared funds and then wait for the LL to either clarify where this spurious extra week's rent has suddenly come from or threaten to take your daughter to the small claims court to recover it. In the meantime she will have plenty of time to get additional advice on whether this extra week's rent is correct and therefore due and payable.

    She requested the landlord and landladys address in writing last week when she was still a tenant but he gave her it verbally on sunday when he collected keys. She wrote it down herself, really she should have asked him to write it and sign it but as she had the headed letter stating the deposit return with his signature she just accepted that but she can remind him by text, email or whatever that she did request it in writing and still wants it, just in case but whatever she did request the address while still a tenant.

    As far as I'm concerned she owes no rent at all, she moved in on june 18th 2009 moved out January 17th 2010, total 7 months and paid 7 payments in full rent and no less, he is such a slime ball and will go to any length to make money in any which way he can. Hes expecting her to pay 7 months and 1 weeks rent basically. There is no way hes getting any money from her.

    At first he said how would you like to pay it, would you like me to deduct it from your deposit or return full deposit then send you a bill, she said send a bill so she could see what the amount was. Thing is he has already given her this letter saying the deposit would be returned and exactly how much so how could he have sent her the deposit less a weeks rent after signing that. What an idiot

    try to laugh at this eejit - thats what he is !!! he will spend weeks trying to work out how to produce a rent schedule that shows she owes a week's rent ....... enjoy the thought.....
