    Our tenancy was manged by a LA and the deposit was protected although we had to fight for the certificate.

    How long did it take to recieve the certificate? Over 14 days and they have broken the law. Sue for 3x the deposit.

  • Most people are a bit more reasonable than that and generally just want their own money back without spurious and dishonest deductions being made. The deposit being lodged late is a mile way from not being lodged at all. Suing now for three times the deposit would be predatory imo and I doubt a judge would award it, quite frankly
  • it took 6 weeks to issue our certificate..but we just want our deposit back and an end to the whole sorry mess

    I doubt it too, but it's a good auguement to throw at your landlord and his agent. May be enough to make him pay up. At the very least if it went to court then the law is it stands has still been broken and the court should award the deposit back.
    Our deposit was not protected at all so you are in a better posionion than us! We dont want to go to court either but have threatened the 3xdeposit law in the hope he gives us our original deposit of £840 back.
